The Chasa Genuina is a typical Engadine house built in the 17th century. The house is located in the middle of the settlement of Ftan Grond, not far from the children's ski lift, the bus stop, and within walking distance to the chairlift to the Motta Naluns ski area.
On the ground floor in the entrance area is the wonderfully preserved large corridor (Cuort). From here, the old Engadine parlor (Stüva), the newly installed kitchen, and the bathroom can be accessed. The upper floor consists of two living rooms, from which the 3 bedrooms are accessible.
The large hay barn and the attic of the house can be expanded and hide wonderful possibilities for the creation of additional living units. The arrangement of the windows in the hay barn allows for bright rooms to be realized, and the balcony facing west is directed towards the well.
The basement with the various rooms and vaulted ceilings can be expanded for various uses such as storage, workshop, wellness, etc.
The house includes a garden on the southern edge of the village. There is also a usage right for two parking spaces from the municipality.
The main usable area is around 175m², the ancillary usable area covers around 375m². The ancillary usable area mostly describes the areas in the hay barn and attic of the house. The house is in the village core zone, and the hay barn can be expanded. A variety of documents are available for this, which can be explained in a conversation.
Ftan is a beautiful residential and holiday resort located in the Lower Engadine, above Scuol. Situated on a sun-drenched plateau, Ftan is away from the hustle and bustle. On the opposite side of the valley, the Lower Engadine Dolomites rise dominantly behind Tarasp Castle, embedding the village in an alpine picture-book landscape.
