The Home of Well-Being above Dürnten in the Breitenmatt neighborhood, just steps away from forest and meadow, is Vivarana – the residential building with four rental apartments of 3.5 and 4.5 rooms. Vivarana is your home, designed in harmony with the five elements according to the ancient Indian architectural doctrine of Vastu.
Vivarana is the home of well-being, natural living comfort, and freedom to breathe. The balance of living is accompanied by a view to fall in love with, stretching over Lake Zurich to the Alps.
SURROUNDINGS: Swimming pond, sauna, lake view, and more
Vivarana is the perfect starting point to immerse yourself in nature. Hiking, jogging, walking, barbecuing, biking – just a few steps from your apartment door begin your great and small adventures, your moments of relaxation.
Vivarana is embedded in a semicircle on the property. Outside, people meet casually at the swimming pond, which is located in the northeast according to the principles of Vastu, at the barbecue area with pergola, or in the sauna. All facilities may be used exclusively by the tenants of Vivarana. Of course, privacy is also guaranteed: In the south, your own seating area or balcony opens up a view of the mountains and Lake Zurich.
LOCATION: Arriving in the Inviting Village
Dürnten, located at the foot of Bachtel in the Tössbergland of the Zurich Oberland, goes back to the word Tunriude – Celtic for hill and reed. But it was not only the Celts who felt at home in this place. Archaeological finds prove that people settled here as early as the Bronze Age.
Today, 3500 years later, Dürnten is a municipality with three districts – Dürnten, Tann, and Oberdürnten – and a rich cultural, sports, and family offering. Whether tennis or volleyball club, puppet theater or gospel choir, whether game night, hiking group, children's hairdresser, or Elki meeting: The residents of Dürnten warmly welcome you and invite you to participate in the diverse village life as you wish.
Kindergarten, primary school, and secondary school are located in Oberdürnten, 5 to 10 minutes by bike from Vivarana. In Dürnten and Rüti – 8 minutes by car – there is a variety of shops and supermarkets. In 15 minutes you are in Rapperswil, in 7 minutes on the Forch highway, and in 35 in Zurich. By the way: If you like plants, you will find paradise in Dürnten: the garden center Meier, known far beyond the region, with its overwhelming offer.
VASTU: Millennia-Old Approach to the Elements
Vastu is the millennia-old Indian architectural doctrine. It deals with the harmonious placement and design of properties, buildings, and spaces. At the center of the doctrine is the correct handling of the five elements earth, fire, ether – space, water, and air. This approach aims to promote the physical and mental well-being of residents and create the foundation for success and happiness.
Vivarana is built according to the principles of Vastu. The positive energy flow is based on the optimal orientation of the building, the harmonious placement of the rooms and their functions in harmony with the elements, their perfect proportion to the building, high-quality materials, and an exquisite interior design with expertly selected objects. The sauna for all residents, the fire pit with pergola, and the swimming pond unfold as further exquisite ingredients of holistic living.
As formulated in the Vastu doctrine, a free, open center forms the heart of Vivarana: the atrium. Sunlight flows from above into this centerpiece as a source of energy. Vastu lays the fertile ground for you to feel comfortable in and around Vivarana right away.
CONSTRUCTION: Geothermal Heat in Winter, Free Cooling in Summer
Vivarana is living with nature – and almost in the middle of nature. The core is an element wood construction made of biologically grown moon wood. This wood, which is cut just before the new moon, is particularly durable and resilient.
An energy-saving geothermal heat pump provides hot water and heating energy. The electricity for this is largely generated by the photovoltaic system on the roof. The low-temperature underfloor heating with individually adjustable room thermostats creates uniform, pleasant room temperatures.
On hot summer days, the free cooling system naturally cools each apartment in an almost energy-neutral way. The rooms are cooled by about 1 to 3 °C. This heat is stored in the geothermal probes for regeneration, allowing the geothermal heat pump to heat with even higher efficiency in winter. The switch to free cooling occurs automatically at an outside temperature of 25 °C.
The apartments are ventilated with a modern exhaust air heat recovery system. The ventilation system guarantees permanently optimal air quality. Special filters keep the air free from dust, soot, and insects. The exhaust air from bathrooms, kitchens, and reduits is returned to the cycle for the generation of hot water and heating heat.
APARTMENTS: Dreamlike Size and Openness The four rental apartments are built without thresholds and wheelchair accessible, and they harmoniously group around the energy-centered courtyard on the ground and upper floors. This unfolds into a light courtyard, illuminated by the sun through the skylight. The elevator leads from the underground garage through the courtyard directly to your apartment.
Each apartment has a bathroom with bathtub and toilet and a separate toilet. Additionally, one of the two rooms is assigned a particularly comfortable walk-in shower. A washing tower is located either in the reduit or in the bathroom. All rooms are free of radiation and open, the bedrooms impress with sizes between 13.5 and 16 m2, and the living-dining area with the integrated open kitchen delights with dreamlike 38 or 54 m2.
From the ground floor apartments, you can access the spacious seating area with plenty of space for lounge, dining table, grill, and toys. In the two upper floor apartments, floor-to-ceiling window doors lead to the balcony in double room size.
Vivarana is expected to be ready for tenants to move in from July 1, 2025.
