Single-unit building constructed in three phases:
1950, first cellar located in the center of the current construction with a residential house on the West side.
1981, expansion to the East, West, and South, with a tasting room and an agricultural garage.
1990, expansion mainly to the North.
3.1 Cellars and rooms on the ground floor, from East to West
3.1.1 Harvest reception room
Room with an area of approximately 21 M2, including a reception station entirely in stainless steel, feeding hopper with auger, motor with variable speed, capable of receiving a harvest bin of approximately 500 KG. Crusher-destemmer with variable speed, digital scale 1500 KG, with guillotine valve, pump 2000 kg for pumping the harvest. 3.1.2 Harvest sorting room.
Located next to the reception room, with an area of 33 M2. Functional, houses the machine for sorting the harvest, storage of harvest bins. In its upper part, there is the possibility to store dry equipment. Fixed stainless steel pipes to supply the cellar in the basement, diameter 40 Friedrich.
3.1.3 Press and red tank room.
Well-equipped room with a high ceiling in part, easily washable resin floor, area of approximately 115 M2. In the center, three EPC 35 hl presses with central filling and gravity filling. This room has a ground-level access on the courtyard side, area of 110 M2 with eight borsaris with epoxy coating. Elevator for levels 0, -1, and -2, load capacity of 1,600 kg, 2.5m x 1.50 m, 21 people. At a height of 3.5M, wooden slab on 70M2 for material storage. Near the press room, two steel tanks of 9,000 liters epoxy for reds.
3.1.5 Outdoor area to the North.

Located under the building entrance, area of 50 M2.
3.2.4 Heating room.
With oil boiler, area of 30 M2. Introduction of drinking water for the villa without a meter, 2'' pipe.

3.3 Rooms and cellars in the basement, level -2
3.3.1 Vinification cellar 1, elevator exit.
Stainless steel tanks from 1a to 7a with temperature control and water cooling and 100, 101, 102, 103, total approximately 15,000 liters. Bottling room, filtration of pomace and lees, 6M2 Padovan vacuum rotary filter. Air-conditioned.
3.3.2 Vinification cellar
Concrete borsaris with epoxy, stainless steel doors, area of the central corridor of 40M2. Tanks nos 44 to 67 without no. 63. 22 tanks of 1800 liters to 24,800 liters, total volume 129,000 liters. Air-conditioned.
3.3.3 Barrel cellar.

3.3.4 Vinification cellar
Concrete borsaris with epoxy, stainless steel doors, area of the central corridor of 17 M2. Tanks nos 34 to 43, from 1,600 to 3,300 liters. Total volume of 20,400 liters.
3.3.5 Vinification cellar
Built in 1950 with mainly wooden barrels of 6 to 10,000 liters. All these barrels have been replaced by stainless steel Sutter tanks with temperature control. Nos. from 4 to 8 and from 10 to 15, from 2,700 to 7,900 liters. In addition, five concrete borsaris with epoxy nos. 1-2-3-16-17 from 9,550 to 19,700 liters. Total volume of this cellar, stainless steel tanks and borsaris 139,000 liters.
3.3.6 Vinification cellar
Six concrete borsaris epoxy tanks with stainless steel doors, nos 24 to 29 and three tanks with missing wooden doors, nos 30-31-32. All these tanks are approximately 10,300 liters. Central corridor of 20 M2, total volume of this cellar 92,000 liters.
3.3.7 Green vinification cellar
Built in 1990, Sutter metal tanks with epoxy, central corridor of 13 M2, eight tanks from 12,500 to 23,800 liters. Nos 91 to 98, total volume 129,300 liters. Metal walkway over the entire corridor to access the top of the tanks. Height of the room 4.80m.
3.3.8 Green vinification cellar
Built in 1990, located under the press room. Debourbage cellar. Sutter metal tanks with epoxy, central corridor of 26 M2, ten tanks from 7,900 to 30,000 liters. Nos 81 to 90, total volume 245,000 liters. Tanks 82-83-84-88-89 with turning elbow for debourbage. Metal walkway over the entire corridor to access the top of the tanks. Height of the room 4.80m.
3.3.9 Storage cellar
Consisting of concrete borsaris. Tanks nos. 68-69-70, with stainless steel coating, usable volume 71,000 liters. Tanks nos. 71 to 80 concrete borsaris with coating from the initial construction. Unusable in their current state. Volume of approximately 220,000 liters.
Remarks.
The evacuation of wastewater is done using submerged pumps. The installation for the extraction of fermentation gases is undersized and does not have a safety system. Fixed stainless steel pipes in cellars 3.3. -3.3.7 and 3.38 and between cellars 3.3.1 and 3.35. Electricity 220 and 380 Volts in almost all cellars.
3.4 Tasting-sales room.
Located to the West, in front of the residential house, area of 83 M2. Reinforced concrete construction with electric heating, fireplace, kitchen furniture, WC, space for about 20 people. Poor insulation, bright. Summer cover on the East facade with an area of approximately 15 M2.
3.5 Wine garage
Located under the tasting-sales room, in reinforced concrete, unheated, compliant with fire safety regulations. This room of 73 M2 is very suitable for storing machines and agricultural equipment.
3.6 Residential house
Built in 1958 heated by an oil central heating system with two plastic tanks of 2,000 liters each. All windows are double-glazed with a water supply independent of the cellar. A door provides access to the cellar. Mostly renovated, electricity redone in all renovated parts, roof recently redone, under cover and eternit tiles but without insulation, underfloor heating for some ground floor rooms, otherwise heating by radiators.
