The villa was built in 1954 in a large park-like garden on a sunny slope directly on the edge of the forest, acquired, renovated & expanded by Gottfried Krummacher in 1980. After his death in 2005, his son Marc G. Krummacher bought the property from his siblings and completely renovated it until 2007. He himself lived in the house from 2008.
In 2020, the roof was re-insulated, a new toilet and a new shower were installed in the attic, and most of the kitchen appliances on the ground floor were replaced. In addition, the oil heating system was replaced by an air-air heat pump and a connection to the pellet heating system was installed. The house is in very good condition.
The spacious property can be rented from July 1, 2025 (or earlier if needed) for 3 years.
Background: A building permit from the municipality of Brügg is available for a development on the property. However, legal objections have been filed by neighbors, which may not be clarified for another 2-3 years. Including the preparation of the construction project, 3 years of rent would be realistic. Should the construction project unexpectedly not materialize within 3-5 years, the Villa Sonnhalde 10 with the garden could also be acquired with a rent/purchase option, with part of the rent being credited towards the purchase price.
Unfortunately, there are no plans of the house. The residential complex is briefly sketched here:
* On the ground floor(GF) there is the entrance with cloakroom, toilet, a large living and dining room with loggia (covered garden seating area with fire ring and garden swing), a hall with fireplace and heated conservatory, a well-equipped kitchen, 2 bedrooms, a dressing room, an office/TV room and a bathroom.
* On the attic floor(AF) there are two bedrooms, two anterooms, a toilet and a bathroom.
* In the basement(BS) there is, besides the laundry room with washing machine & dryer, a cellar (for wine, potatoes) and a wellness area with shower, bathtub and sauna.
Optionally, there is also a guest apartment(2.5 rooms) in the BS with bathroom and separate kitchen (refrigerator, stove, dishwasher, microwave, etc.). This would be rented for an additional CHF 800 + utilities 200 (e.g., if needed for a two-generation household). The apartment would have a separate electricity meter.
* There is a garage for one vehicle and 4 parking spaces, 2 in front of the garage and 2 at the top on the edge of the forest.
* There is also an old wooden shack at the top of the garden (with electricity, toilet and water connection) which could optionally be used as storage space for garden tools and furniture.

For any interested shared housing arrangements, one person would be contractually bound as the main tenant and the others as subtenants in joint and several liability. We would like to meet all residents and any pets before moving in.
With inquiries about viewing appointments, we would like to know the purpose for which you would like to rent the house with how many people, how old the people would be (adults, children, elderly), what their relationship to each other is (family, friends, colleagues, etc.) and how many bedrooms and bathrooms you would need for the residents?
A debt collection record and criminal record check would be required upon definitive contract signing.
