New Work is changing the world of work – and thus also the demands on forward-looking spaces for office and commercial users. The planned Manufakt 8409 will offer scalable areas of up to approx. 7,200 square meters from 2028 for the realization of commercial business concepts.
A generously sized inner courtyard extends over five floors in the heart of the building. This ensures optimal daylight and modular access. The building impresses with its attractive ceiling heights, functional floor loads and comfortable logistics between the respective floors. The installation lines are routed from the predefined interfaces. The open meeting zones form an attractive outdoor space for communication and inspire networking and knowledge exchange.

The Manufakt8409 is located in the continuously growing development area of Winterthur-Neuhegi and is situated on a strategically interesting traffic axis between Zurich, Zurich Airport and St. Gallen.
The "Hegi" S-Bahn station with further connections is only about 300 meters away on foot. The city center of Winterthur is well connected by public transport and individual motorized traffic within about 10 to 15 minutes. Zurich main station and Zurich Airport can be reached in about 30 minutes. The access to the motorway (A1) is less than 5 minutes away.
