CASAN Immobilien offers a beautiful, new hall of approx. 175 m² on 3 levels with a large parking lot and ideal location, just a few meters from the highway and the train station.
To meet the diverse needs of companies and their budgetary and operational constraints, modularity and flexibility were at the heart of the architectural considerations. This project explicitly aims to be contemporary and focused on current environmental concerns.
The hall, built of wood, offers 3 levels that allow for research and development, creative, production, storage, and office spaces.
- Ground floor: approx. 70 m² with a payload of 1000 kg/m²
- Mezzanine: approx. 35 m² with a payload of 300 kg/m²
- Attic: approx. 70 m² with a payload of 300 kg/m²
The mezzanine can be extended to a full floor.
Great flexibility in use can be achieved through interior partitions that subdivide the space. For example, thanks to the independent entrance door, the office/storage space can be separated from the production/garage on the ground floor by an interior wall.

Basic equipment:
- Drinking water: supply, stainless steel pipes (connectable, diameter 63 to 32) + in each hall: 1 valve, 1 meter with remote reading
- Wastewater: wastewater pipe in each hall with a diameter of 110 mm
- Rainwater: The rainwater shafts are insulated and run through the interior of the halls. The shafts are insulated against condensation and noise propagation. The entire roof is connected to the building's rainwater system.
- Electricity: A distribution box with 25 AMP is installed in each hall. The distribution boxes are equipped with RCDs with 16A power
- Internet/Telephone: A supply is provided in each box.
- Parking space dimensions: 2.60 m x 5.00 m
Monthly rent: Fr. 1'510 + individual additional costs + 2 outdoor parking spaces at Fr. 50 each = Fr. 1'610 / month
