Unfortunately we have to end our Geneva adventure and give up this flat which really became a second home for us. I have been doing a weekly commute and living here part time for 2 years, hence the rather sparse but good condition furnishings!
Location:
Lively, young area with many bars and restaurants catering for the students at Geneva university. Plain Palais is around the corner and hosts everything from antiques markets to circuses and fairs over the year. Nonetheless the apartment itself is on a quiet sidestreet.
Supermarkets and malls are a ~5min walk away. Rue du Rhone and the lake are a ~20min walk. The Rhone beach is a ~15min walk. There is a playground and nursery in a ~2min walk. There is a glass/plastic recycling station directly opposite the apartment building. Door to door to the airport (tram to the mainstation and train to the airport) can take as little as 35mins and there is a very good nightbus connection should you travel in the early hours.
Apartment:
The apartment is well proportioned with 4 large rooms - see the floor plan I artfully drew for a rough idea. There is in addition a large, secure cellar storage room for your use. The kitchen came with the apartment and includes a dishwasher, oven, oven fan and fridge. There is a built-in wardrobe in the master bedroom. The bathroom has a connection for a washing machine and there are also some washing machines/dryers? in the cellar for communal use but I wouldn't know how that works.
The building has 6 floors, with an elevator and bike storage within the building. The flat is on the 5th floor so is not baking hot in the summer, and with new windows that can be put "on kip" on both sides of the building its easy to get a nice breeze through the apartment to cool off when needed. The bedroom windows also have a nice view on the mountains.
I painted the apartment myself after moving in and it still looks relatively fresh. I received the apartment in a relatively poor/dirty condition and have documented that extensively, documentation which I will share with you, so that the landlord company doesn't try to get me/you to hand if back professionally painted and cleaned when moving out.
Costs:
The current lease runs until 31/07/29, and there are some minor rent increases already agreed in that period:
From 01/08/25 2558chf/month
From 01/08/26 2577chf/month
From 01/08/27 2596chf/month
From 01/08/28 2616chf/month
The landlord additionally charges you ~145chf/month, which covers water and heating. You also in addition need a private contract for your electricity and internet. So "all in" you are probably looking at 2558 (rent) + 145 (heat/water) + 100 (elec/internet) = 2803chf/month.
I am not sure what the status is regarding cable TV.
For the deposit the landlord asks for 3 months rent.
Furniture:
The apartment comes with a fully equipped kitchen and bathroom/toilet but is otherwise unfurnished – even the lights are my own. Most of the furniture and appliances are relatively inexpensive from IKEA/Jysk/FUST/Swissliving, ~1.5 years old, lightly used given the commuting and have never been moved/reassembled. I would be happy to sell some of it but not desperately so as I can transport and store it at no direct personal expense.
