The non-profit housing cooperative Industriestrasse GWI aims to bring living, working and culture closer together again and to create neighborhood living spaces in which the many hidden synergies of a society can unfold. This co-existence should take place in an ecologically sustainable, urban and lively setting.
The Industriestrasse area is located in the southern Tribschen-Langensand quarter, the former industrial area of Lucerne, near the train station, the Neustadt, the lake and various local recreation areas. It is surrounded by district streets and directly borders a property with senior apartments and older multi-family houses as well as Unterlachenstrasse 25 and 27, two residential buildings with eleven apartments.
The new building "Turmhaus", which is being built next to the "Rossstall" building, consists of four superimposed halls for partial self-development. On the ground floor there will be a commercial area, the three halls above are designed as living spaces. The modules with a floor area of 83 m² and a room height of almost 5 meters allow residents to realize their individual living ideas. Only the wet cell box with toilet and shower and the directly adjacent kitchenette, which are already built and rented out, are fixed. Due to the generous room height, it is possible to install an additional floor or a gallery, which increases the living space to 164 m².
How to rent a cooperative apartment:
In order to make our rental process and the allocation criteria for living space transparent and fair, we have documented them in our rental regulations. The apartments are allocated by an independent rental commission on the basis of mandatory and evaluative allocation criteria.
In order to enable an evaluation by the rental commission, applicants must meet the following criteria:
Membership: All natural and legal persons can become members by subscribing to at least one cooperative share of CHF 1,000 and paying a one-time registration fee for administrative purposes of CHF 100.
Mandatory shares: The mandatory share capital serves to strengthen the equity of the cooperative, to conduct its business and to grow in the long term. The contributions can be fully or partially financed by benefits from occupational pension provision (pillar 2). In the case of full financing via occupational pension provision, an additional security deposit of two net monthly rents is required, which is paid into a rent deposit savings account.
