Important requirements for the tenant:

• Language skills in spoken and written form (mandatory): German or English
• Consumption of smoking products/e-cigarettes exclusively on the terrace
• No companies/societies/employers
• No subletting/loaning to third parties
• No pets
• No seasonal rental

Please note:

• Maximum allowable occupancy: 2 persons
• Murphy bed (optional): use only occasionally/short-term: 1-2 persons
• Rental deposit: 3 months' rent
• Spray extraction carpets at the end of the rental (payable in advance): CHF 300.-
• Return of the rental property at the latest 3 days before the regular rental end

Monthly rent upon completion of 12 months rental period (retroactively):

• exclusive use of Murphy bed: CHF 1,610.-
• inclusive use of Murphy bed: CHF 1,750.-

Rent surcharge per month from the start of the rental until April 2026:

• at the start of the rental at the latest by 01.09.2025: CHF 188.-
• at the start of the rental at the latest by 01.10.2025: CHF 268.-
  Rent reduction per month from May 2026 until completion of 12 months: CHF 375.-

Included in the monthly rent:

• Central heating
• Water/sewage
• General electricity

NOT included in the monthly rent:

• Electric power in the rental property
• Waste base fee
• Tourist taxes when using the rental property as a second home

To be organized by the tenant:

• Mandatory textiles (mattress protectors, shower curtain, dirt-catching mat)
• Bedding (duvet/pillow), laundry (bed, bath, kitchen)
• TV/radio/internet/telephone connection
