The basic use index is 0.80.
When building a hotel, the use index can be increased to 1.20, provided that 50% of the total floor area, or at least 30 beds, is allocated to hotel activity. In principle, the part of the building used for the hotel must form a separate unit. In this part, only one kitchen will be allowed.
The use index can be increased to 1.00, provided that 15% of the total floor area is allocated for a public utility of general interest (shops, public establishments, services, etc.) and/or 50% of the total floor area for apartments whose rental is guaranteed.
When developing a neighborhood plan that offers interesting solutions for the development of the sector, the use index can be increased by 0.10. In areas classified as areas to be developed, the nature and degree of allocation as well as the
architectural requirements can be further specified by specifications.
Requirements
Adjacent buildings are permitted with a maximum of 3 adjoining units. The total length of the longest facade will not exceed 45.00 m.
Buildings will respect a minimum distance from the limit of 1/3 of the height of the facades, but at least 6.00 m for the downstream facade and at least 4.00 m for the other facades.
Maximum height: 17.00 m. For hotels, the height can be increased to 18.00 m.
Bathtub openings in the roof are permitted provided that their maximum surface area per roof section of this type is in no case greater than 15% of the built-up ground area, relative to the same roof section, each surface of this type of opening can in no case exceed 15 m2 of surface.
