The base utilization index is 0.80.
When constructing a hotel, the utilization index can be increased to 1.20, provided that 50% of the total floor area, or at least 30 beds, is allocated to hotel activity. In principle, the part of the construction used for the hotel must form a separate unit. In this part, only one kitchen will be allowed.
The utilization index can be increased to 1.00, provided that 15% of the total floor area is allocated for a public utility of general interest (shops, public establishments, services, etc.) and/or 50% of the total floor area for apartments whose rental is guaranteed.
When developing a neighborhood plan that offers interesting solutions for the development of the sector, the utilization index can be increased by 0.10. In areas classified as developable zones, the nature and degree of the allocation as well as the
architectural prescriptions can be further specified by specifications.
Prescriptions
Adjacent constructions are allowed with a maximum of 3 attached units. The total length of the largest facade shall not exceed 45.00 m.
Constructions will respect a minimum distance to the boundary of 1/3 of the height of the facades, but at least 6.00 m for the downstream facade and at least 4.00 m for the other facades.
Maximum height: 17.00 m. For hotels, the height can be increased to 18.00 m.
Bathtub openings in the roof are allowed provided that their maximum surface area per roof panel of this type does not exceed 15% of the built surface area on the ground, relative to the same roof panel, with each surface of this type of opening not exceeding 15 m2 in area.
