The property is located in the nature reserve, moor protection, and bird protection area of St. Petersinsel. On the southern shore, there are about twenty adjacent private properties with small weekend houses. The cottage is only about 30 meters from the lakeshore. The property also includes a boat dock, which, however, is not suitable for the permanent mooring of a boat.
Of the total area, about 650 m² is allocated to the "surroundings" around the house, while about 4,800 m² is designated as arable, meadow, and marshland. This part is leased to a farmer in Lüscherz, who cultivates the area extensively; the meadow is mowed twice a year.
The property is accessible by car from Heidenweg in Erlach or by boat over Lake Biel. The walk from the "St. Petersinsel Nord" boat landing stage takes about 20 minutes. There is no electricity or water connection; the sanitary facilities are limited to a "camping toilet." For electricity, a generator or mobile solar panels with a 12-volt battery are suitable. Water can be obtained at the entrance of Heidenweg in Erlach or at the gas station in the Lüscherz harbor.

A federal court ruling 1C_515/2012 and 1C_517/2012 from September 5, 2013 determined the following:

The area is landscape and historically protected, therefore any structural change (even in the shoreline area) requires a building permit.
No reconstruction after destruction:
If the cottage is destroyed (e.g., by fire), it may not be rebuilt.
Only preservation, no expansion:
Only measures for preservation and modernization are allowed, as far as necessary to secure the normal lifespan of the existing building.
→ This excludes extensions, enlargements, and significant renovations.
"Normal lifespan":
This refers to the period during which a building remains functional with proper maintenance. Repairs, replacement of defective components, or contemporary modernizations (e.g., new windows) are allowed – luxury or area gains are not.
