Traditional house with a warm atmosphere seeks new owners
The small farm, built in 1817, faces Schmittengasse with its gable. It is built in mixed construction (solid base and gable, remaining in simple half-timbering). The extension from 1851 was built facing the street towards Dorfstrasse, in full frame. Both parts have simple gable roofs, the oldest part with soffits and soffit cladding, the extension with cantilevered anchor beams. The main entrance is via a single staircase on the south side leading to the mezzanine.
The wooden arbor of the extension was built in 1981 and the layout and openings of the ground floor have also been modified, and the entrances to the house have been relocated.
Upon entering the house, you are welcomed by a small vestibule with a coat rack and you immediately feel like you are in a home where people live together and where many shared memories endure.
The entrance to the house with a vestibule is located on the mezzanine and to its right is the dining room, which can also serve as a living room. Straight ahead is the elongated kitchen (in << L >>). A door at the end of the kitchen leads to the laundry room (with washing machine and dryer), which, due to its size, can also be used as a spacious storage room. Through this room, you finally access the ground floor or mezzanine toilets.
The staircase leads to the upper floor, where the hallway leads to the warm and cozy living room, which has a very rustic atmosphere with its beautiful exposed beams and paneled walls and ceilings. The hallway also leads to the rustic wooden balcony, which evokes memories of a mountain chalet. On the same floor, you will find the master bedroom with two paneled walls. The bathroom with bathtub, shower cabin, and sink is also on the same level, while the toilets are located separately in the hallway "north-oriented". The end of this north hallway leads to another bedroom with a lot of woodwork on the walls and ceiling.
The two separate rooms, which overlook Dorfstrasse/corner of Schmittengasse, were once used as commercial premises and partly have display windows, and both have their own separate entrance, are directly accessible from inside the house and directly connected to the living room. These two rooms, each with an area of nearly 50 m2, could also be converted into living spaces.
The house has a generous screed over the entire surface (not insulated) and a spacious basement with partially exposed bricks. The basement is spacious with different rooms and has a cold room.
The house is located in the center of the village. Schmittengasse is quiet and has very little traffic. With minimal structural work, this house is suitable for families who need enough space for their children or for people who want to run their business from home but still appreciate spatial separation.
