This charming single-family house in the traditional Graubünden architectural style is located on a sunny south-facing slope with a beautiful view of the Graubünden mountains. The house was renovated and restructured in 2011. The elaborate renovation was intended to restore the original beauty of the house. High-quality solid wood was used, and in the living and dining area, the over 100-year-old wooden floorboards were elaborately reworked and professionally relaid. During the restructuring, the technology, comfort, and ecology were brought up to a modern standard. The room heights were increased with great effort, and the house was comprehensively insulated. A new kitchen, guest toilet, bathroom, and Swedish stove were installed, and infrared wave heating was installed in the rooms. All sanitary installations such as water and wastewater pipes were renewed.
Two spacious terraces were created in the outdoor area. This allows you to enjoy the sun (or shade) from morning to evening.
Half of the property is under-cellar. The combination of the elaborate renovations and the improvement of the original structures give this house a very special charm.
Maladers is located 3 km (as the crow flies) southeast of Chur on the cantonal road to Arosa and has been merged with the city of Chur. The former municipal area extends on the right, northern side of the Schanfigg from the deeply incised Plessur (lowest point in Sassal, 620 m), which forms the southern border into the valley to the Calfreiser Tobel, up to the western foothills of the Hochwang chain. There, on the Montalin, just below the summit, lies the highest point of the territory at 2220 m. In addition to the village of Maladers, located on a terrace above the wooded, steep lower slope zone, the municipality includes the hamlets of Brandacker and Sax.
The road from Chur to Maladers is currently being widened, and a sidewalk is being created from Sax to Maladers.
The starting point of Maladers is magnificent. The ski areas of Hochwang, Arosa, Lenzerheide, or Brambrüesch are easy to reach. Bike tours or hikes to the ibexes. A trip to the city of Chur takes only 5 minutes by car. Chur, the oldest city in Switzerland, offers a wealth of possibilities. Culinary delights, culture, 2 swimming pools, a sports center, or the famous Brambrüesch downhill run.
