Nestled in the original village image of Wergenstein, the Chalet Nidus Montis rests set back on a generous, flat plot that offers wonderful potential for an attractive garden and currently enjoys a lawn area. The chalet, built in 1938, exudes a cozy Grisons charm - the facade is a typical combination of stone base floor, dark wood, and red shutters. The original chalet was complemented and renovated in 1997 by an extension, which now houses the impressive living, dining, and living area. The main apartment is accessed via a few steps into the functional entrance hall, which provides space for daily wardrobe at the side entrance. On this level, the south-facing, rustic living room welcomes you, featuring a large dining area and a cozy atmosphere - the paneled walls and ceiling create a wonderful ambiance, which can also be found in the adjacent room. The separate kitchen completes the spatial structure and impresses with a complete, practical equipment and all necessary appliances. A washing machine fits under the stairs to the upper floor. On the upper floor, there are two cozy double bedrooms of pleasant size, also with southern mountain views. The bathroom is timelessly designed and offers a toilet, washbasin, and a shower-bathtub. Just a few steps down, you reach the north-side extension, which represents an impressive, voluminous living space - the combination of three levels - gallery, dining area, and cozy living room - wraps around the warming soapstone stove and invites you to sociable hours after eventful days in nature. A rear terrace offers space for barbecue evenings as well as access to the shed, where a sauna could be integrated. With a separate entrance, a small apartment in the basement, consisting of living room and bedroom, natural cellar, and bathroom (toilet, washbasin, shower), complements the space offer (connections for a kitchen are available). The large and separately accessible cellar room is suitable as a ski and shoe storage (shoe heating) as well as storage space. In addition, a garage is available - in front of it, several vehicles can be parked. The property is suitable as both a second and a primary residence. Currently, the units are heated with a stove, which is supported by electric heaters.
