Large house with many rooms in the historic center of Suvino (or old Suino), a part of the village of Sessa or new Tresa. The house consists of two parts, the living part (attached to the neighbors) and a two-story "stable", also attached to other properties (Nucleo storico). On the ground floor there are 3 kitchens or living rooms (2 of them large about 25m², 1 small with 16m²) and 2 cellar rooms. Next to it is a WC/shower room. On the first floor, there is a 2nd WC with bathtub and washing machine and 4 rooms (about 2x25m², 22m², 8m²). On the 2nd floor, there is a 5th room (about 25 m²). Almost all room doors lead outside, but are under a dry roof (either to the courtyard or to the balcony, see pictures). 2 large rooms also have an outside balcony above the street (see pictures). Total living area: approx. 175m² Cellar area (2 rooms): just under 15-20 m² Additionally, there is the stable on 2 levels and under all roofs of the main building, an attic. The house has a courtyard of about 50 m². The roof was completely renewed about 25 years ago on all building parts and is in good condition! Water: Cold water pipes in 6 rooms. A hot water boiler is available in the attic, pipes exist in 5 rooms, but the system needs to be renewed or replaced (e.g. by small local boilers/instantaneous water heaters). Heating: There is no central heating. Many rooms have an open fireplace and additionally either a wood stove and/or an oil stove. There is a copper piping network for the oil distribution, but the pump would need to be renewed. Depending on the type of use (permanent or just as a holiday home), there are certainly better and more modern alternatives. The house can be inhabited, in summer it is not a problem, heating in winter is associated with effort and due to the old and thick walls, it takes time for a room to get really warm. A smaller car can be parked next to the access road in front of the house, larger cars would have to be parked in the municipal parking lot (about 100 m). You get many rooms and a lot of space in a quiet location near Ponte Tresa and Luino, but depending on the desired comfort, quite a bit needs to be renewed. Location: The hamlet is just under 1 km from the Italian border, where the nearest shopping opportunities are in Dumenza (2.5 km) or Luino (5 km).
