The villa consists of a single living unit with 7½ rooms, divided into two volumes. The first volume is rectangular and oriented parallel to the access road, while the second is cylindrical and oriented towards the Gulf of Lugano. The first volume contains the entrance portico and two covered parking spaces and serves as the urban element of the house, aligning with the road and adjacent buildings. The second volume contains the living areas and is oriented southeast, overlooking the panoramic view of the Gulf of Lugano and the surrounding mountains.
The house extends over three above-ground floors and a semi-basement level, which slightly protrudes and houses the indoor/outdoor pool.
The entrance is located on the ground floor and is marked by a large entrance hall that separates the staircase and a small guest bathroom from the living area. The latter opens to the southeast with a large glazing and develops into three different areas: living room, fireplace area, and dining area. The fireplace in the center of the living room serves as the axis of the interiors, the terrace, and the outdoor pool, which leads from inside the house to the lower garden. Finally, the kitchen is located in the southwest next to the staircase.
On the first floor, there is the sleeping area: A hallway leads to 4 bedrooms and a bathroom. One bedroom is equipped with a large dressing room and a bathroom. All bedrooms have access to the terrace, which offers a view of the beautiful scenery of the Gulf of Lugano with its mountains.
On the second floor, there is the large bedroom with bathroom and dressing room as well as access to the terrace, from which one can admire the entire surrounding landscape and the view of Lake Lugano up to Porlezza, as well as a spacious studio with another dressing room.
In the semi-basement, the heated indoor pool extends outward through a large glazing, creating an indoor and outdoor area. On the sides of the pool, there is a whirlpool zone with a round tub, a sauna, and a fitness area, while at the back there is a laundry room, a wine cellar, and a storage room.
Finally, the basement contains the technical rooms, which are directly accessible by the lift that connects all floors of the house.
The property, located on the southeast slope of the old town center of Montagnola, has an orientation and a slight incline to the east, overlooking the Pian Scairolo and Lake Lugano. It is rectangular and borders the municipal road to the west and residential buildings on the remaining three sides.
STRUCTURE AND MATERIALS
The load-bearing structure of the house consists of reinforced concrete, which is externally covered with 8 cm thick thermal insulation, a 3 cm thick air chamber, and a cladding of visible Leca-split masonry in white.
Inside, the walls and ceilings are plastered with gypsum, and the floors are made of natural stone, while the sleeping area is characterized by a wooden floor covering.
The windows are made of thermally painted aluminum in white, with thermal insulation and insulated double glazing.
The thermal insulation was carried out according to SIA standards, and the heating system is equipped with an air-water heat pump that distributes underfloor heating with coils.
