The villa consists of a single residential unit of 7½ rooms structured in two volumes, the first rectangular in shape placed parallel to the access road, the second cylindrical in shape oriented towards the Gulf of Lugano. The first contains the entrance porch and two covered parking spaces and becomes the urban element of the house that aligns with the road and adjacent buildings. The second contains the living spaces and is oriented towards the southeast, overlooking the panoramic view of the Gulf of Lugano and the surrounding mountains.
The house develops over three above-ground floors and a slightly protruding basement, in which the internal/external pool is located.
The entrance is located on the ground floor and is characterized by a large atrium that separates the staircase and a small service bathroom from the living area. The latter opens to the southeast with a large window and develops into three different parts: living room, fireplace area, and dining area. The fireplace located in the center of the living room serves as the axis of the internal spaces, the terrace, and the external pool that exits from the inside of the house into the underlying garden. Finally, the kitchen is located to the southwest next to the staircase.
On the first floor is the sleeping area: through a corridor, access is gained to 4 bedrooms and a bathroom. One bedroom is equipped with a large walk-in closet and a bathroom. From all the rooms, it is possible to access the terrace that allows you to admire the beautiful view of the Gulf of Lugano with its mountains.
On the second floor is a large master bedroom with a bathroom and wardrobe and with access to the terrace where it is possible to admire the entire surrounding landscape and the view of Lake Lugano up to Porlezza and a spacious study with another wardrobe.
In the basement, the heated indoor pool extends through a large window towards the outside, creating an inside and outside. On the sides of the pool are a whirlpool area with a circular tub, sauna, and a fitness area, while at the back are a laundry room, a cellar, and a storage room.
Finally, the technical rooms are located in the basement, accessible directly from the lift that connects all floors of the house.
The land, located on the southeast slope of the old nucleus of Montagnola, has an orientation and a slight slope towards the east with an open view of Pian Scairolo and Lake Lugano. Rectangular in shape, the site borders to the west with the municipal road and is surrounded on the remaining three sides by residential buildings.
STRUCTURE AND MATERIALS
The load-bearing structure of the house is made of reinforced concrete, externally clad with a layer of thermal insulation of 8 cm, an air chamber of 3 cm, and a facing brick cladding of split white Leca.
Inside, the walls and ceilings are plastered with gypsum and the floors are made of natural stone while the sleeping area is characterized by a floor of wooden planks.
The fixtures are made of thermally lacquered aluminum in white, with thermal break and double insulated glass.
The thermal insulation has been carried out according to SIA regulations, the heating system is equipped with an air-water heat pump with underfloor heating distribution with coils.
