The house was built in 1977 using solid construction with high-quality materials. We took it over in 2020 and have carried out extensive renovations over the last four years as well as renovated the garden area. We converted the large swimming hall into a superlative studio. The studio is currently used as a music mixing studio, but it could also serve as a yoga room, seminar room, practice, art studio, or a home cinema. Ultimately, the studio can also be used as additional living space.
In total, about 340 m² of living and studio space is available. Since the entire house has a basement, there is an additional approximately 160 m² of usable space, including a 40 m² hobby room.
On the ground floor, you will find the spacious living/dining area. We removed the wall to the small kitchen and installed an open, high-quality kitchen. The windows have been renewed, the wooden paneling removed, and the walls and ceiling replastered. The living/dining room and kitchen area extend over approximately 72 m². A WC is also located on this floor.
On the first upper floor, there are three rooms, one of which is above average in size (approximately 26 m²), the second approximately 16 m², and the third approximately 10 m². In two rooms, we have laid new floors. There is also a large bathroom with a bathtub and bidet. The sink and WC have been renewed. In one room, the windows were replaced, while in the other two rooms, something needs to be done with the windows.
On the second upper floor, there is another room, beautifully under the sloping roof, approximately 40-45 m² in size. Last year, we installed a glass wall with a glass door, so this room can be used as a large room.
The property is 1227 m² in size, and we have invested significantly in the garden area over the last four years.
Particularly noteworthy is the huge and high studio. We completely converted the former swimming hall. The studio is approximately 80 m² in size and about 5 meters high at its highest point. It also has a gallery (which is not yet developed). Additionally, there is an entrance area (approximately 14 m²) with its own door for customers (to the side of the house). In the basement of the studio, there is a WC, a shower, and a "blow-dry room". The studio has a high-quality parquet floor, and since we used it as a music studio, we have installed excellent acoustics. The acoustics, and/or part of the exquisite studio technology could be taken over if the new buyer also wants to use the studio for music production. The studio is air-conditioned.
The garage is large, spacious, and above all very high. Two cars fit comfortably inside, plus a workbench, bicycles, and much more. We replaced the old garage door with a fully electric, vertically opening door. Additionally, there are two outdoor parking spaces.
The house is heated by underfloor heating. We have replaced all distribution systems as well as the boiler. Currently, it is still heated with oil, as the burner was relatively new. During the heating renovation, we ensured that a more modern heating system, such as a heat pump, can be installed at any time.
For the children, there is a school bus, and the stop is just 1 minute from the house.
Another special feature: The house has an 80A house connection (25A is usual).
