In the wonderful village of Besazio, located on the famous Monte San Giorgio (UNESCO World Heritage Site), we offer an important historical house from the 18th century with an attached outbuilding for sale.
This property with unique charm and unmistakable location is situated in Via alla Cava 3, in the center of the small village core, on a plot of great value, thanks to its quiet yet strategic location, given by the proximity to the motorway exit and the surrounding centers of Chiasso and Mendrisio, where all urban services can be used. In the rear part of the house there is a green oasis in the mountains, with a large vineyard and just a few minutes away a hiking trail through the forest that connects the other municipalities in the valley.
It is an old patrician house that underwent extensive renovation in 2013 and received a new commercial function as an office in a simple and elegant style, while maintaining its exterior appearance, typical of the houses in the village center. 1st floor: On the first floor is the area that could serve as a living area, from an important hallway with large windows, which serves as an intermediate space, one finds a first room (suitable for a large kitchen), a storage room, a bathroom with shower and a large open space, ideal as a living room with dining area.
2nd floor: The upper floor of the house, which could be the sleeping area, consists of a master bedroom with en-suite bathroom, equipped with shower and bathtub, two further bedrooms and a fourth bathroom with shower.
3rd floor: Climbing a small spiral staircase, you reach the highest part of the house, where there is another room (suitable as a bedroom or study), from which you can enjoy the breathtaking view over the characteristic roofs of the village center of Besazio.
The property is located in a private courtyard, used exclusively, and is accessible via a wooden gate. In the outdoor area of the villa there is a typical pebble paving, a pergola, under which you can relax, and a well that still functions.

Besazio actually enjoys a privileged, sunny and hilly location, from which a breathtaking panoramic view opens up over the region and neighboring Italy.
Although it is a small village with few inhabitants, Besazio is a dynamic place thanks to the numerous activities in the area, such as short and easy walks or longer hikes to the higher villages of Monte San Giorgio (noteworthy is the panoramic hotel in Serpiano, from which you can enjoy a breathtaking view of the lake).
