The former dairy farm in Muolen is being given new life
The old farmhouse is being renovated, and three row houses are being built in place of the barn.
The focus is on a nature-friendly design and the promotion of biodiversity. On the south side, each house will have a private outdoor area with a forecourt of fruit trees from regional high-stem varieties.

House A - historic farmhouse (CHF 1,350,000.00)
The farmhouse is listed in the inventory of protected and worthy cultural objects and is under monument protection. It will be renovated and modernized according to monument preservation principles while preserving the historical building substance. The preservation of the original character is paramount in all interventions.
* Preservation of the cast iron kitchen block and installation of new kitchen appliances
* Demolition of the unventilated wet cell and installation of a guest toilet with washing machine/dryer on the ground floor
* Conversion of the chamber on the upper floor into a bathroom with shower, bathtub, WC, and washbasin
* Renovation of the three bedrooms without changing the room layout
* Optional expansion of the attic into a studio with wet cell and kitchenette (not included in the purchase price)
* Demolition of the east-side garage built in 1944 and exposure of the original half-timbered facade
Houses B, C (CHF 1,290,000.00)
The former barn has been demolished and replaced by a new building with three row single-family houses. The row of houses with ventilated wooden facade and the roof made of clay tiles reflect the appearance of the former barn. The new building will be attached to the residential house (A).
The largely identical single-family houses consist of two full floors (ground floor and upper floor), an attic, and a partial basement.
On the ground floor, oriented to the south, the living areas are organized with living, dining, and cooking spaces. The upper floor includes two bedrooms with a bathroom in between and an open lounge area/play corner/office across the entire depth of the building.
The attic houses the main bedroom with bathroom and dressing area. It is illuminated by a south-facing dormer and a roof window.
All row houses have basements with their own building services and ancillary rooms.
Garage building
The former horse stable will be replaced by a new building in wooden construction. Each house will thus have a single garage accessible from the courtyard with an open hobby/storage room under the roof. This building is not insulated.
Daylight is provided by a window on the east side. The outer skin has been realized as wooden cladding.
Next to the garage block, there are outdoor storage and visitor parking spaces.
