Construction description - High-quality materials, sustainable and noble construction
On the historic site of the former Restaurant Anker, a unique new construction project is being created that combines modern living with the highest quality. Two carefully designed buildings will house a total of twelve spacious 4.5-room apartments, which will be ready for occupancy by the end of 2027 (construction start at the end of 2025).
Your new home: twelve bright 4.5-room apartments
House A in the west will house six 4.5-room condominiums. In the eastern House B, there are also six bright 4.5-room apartments designed for rent. All residential units impress with thoughtful floor plans, with the penthouses additionally benefiting from a gallery with an over-high living area that is accessible via a ladder staircase - ideal for additional usable space (House A 15 m² / House B 12 m²) and for a special living atmosphere.
Particular emphasis was placed on comfort and accessibility
All apartments are accessible for the disabled and conveniently served by a lift. The basements of both houses are elegantly connected through the parking garage, ensuring short distances and weather protection.
- Parking garage and cellar: The basements of both houses are connected by a generous parking garage. This is accessed via a covered access ramp between the houses.
- Bicycle room: A large bicycle room is conveniently accessible via the parking garage.
- Motorcycle/bicycle parking spaces: A special parking space for motorcycles or additional bicycles is provided in the parking garage.
- Technical room: The central technical room for both houses is located in the basement of House A.
- Cellar rooms & studio/craft rooms: These rooms, with natural lighting, can be freely chosen. The standard of development is detailed in the construction description.
Noble materialization and sustainable design
The buildings of the "Anker" project present themselves elegantly and high-quality. This claim is not only underscored by the demanding architecture but also by a carefully chosen materiality and a sophisticated lighting concept that sets the facility moodily at night.
Materialization of the outdoor areas
- Terraces: Equipped with a robust wooden deck made of screwed larch or alternatively with elegant concrete slabs.
- Fall protection: Stylish steel railings in dark color with wire mesh ensure safety and aesthetics.
- Facade: A ventilated exterior insulation combined with a closed vertical wooden cladding, which is pre-greyed and visibly screwed, gives the buildings a modern yet timeless look.
- Windows: High-quality wood-metal windows with powder-coated aluminum in dark color.
- Roof: Roof covering made of black-coated trapezoidal aluminum sheet, supplemented by a photovoltaic system for sustainable energy supply.
- Sun protection: All windows are equipped with slat blinds, the terraces with practical folding arm fabric awnings.
- Park lighting: Indirect accent lighting with directional spotlights and light bollards creates a pleasant atmosphere.
Garden design: The outdoor areas will be designed close to nature, with a variety of native trees, shrubs, and grasses. Hard surfaces in the garden are laid with gravel and stepping stones, the access consists of an environmentally friendly permeable surface. Indirect accent lighting also sets atmospheric highlights here.
Individual interior design at the highest level
The material concept in the interior is detailed in the construction description and offers room for individualization. Certain fittings and floor coverings are provided with budget amounts, allowing buyers to realize their personal wishes (e.g., wooden fittings and seamless floor coverings) in collaboration with the architects.
Customized material concept for the interior design
- Ceilings and apartment partition walls: In elegant exposed concrete execution.
- Floor covering: As a base, a light-colored and sealed anhydrite subfloor (known for its smooth surface and good thermal conductivity, ideal for underfloor heating) or a raw-oiled oak parquet is used.
- Interior walls: Plastered, coarsely irregularly spackled with a grain of 0.5 mm, painted in a warm light gray.
- Fittings & carpentry work: Kitchen, bathroom furniture, doors, and cabinets are standardly light-coated or can be customized as desired. Bathroom furniture features mounted sinks.
- Lighting concept interior: An accent lighting concept with indirect and direct, adjustable lights ensures optimal illumination and atmosphere.
- Window frames interior: Wood-metal windows, painted light on the inside.
