At the entrance to Lausanne and Lavaux, Bochat Castle is located in a setting with an exceptional panorama.
With over one hectare on the hill of Paudex, this green environment overlooking the lake offers intimacy and tranquility, just a few minutes from the city.
Access is via a gravel courtyard, lined with shrubs and flowerbeds. It leads on one side to the main outbuilding, which includes a garage and a banquet hall (Carnotzet), and on the other side to a second garage.
The property, which has over 100 large trees planted out of sight, is home to a romantic avenue. In addition, a swimming pool with a pool house offers a postcard-worthy setting; a privileged place for unique moments. The pool terrace completes the charm of the park, which invites well-being and privileged moments.
The castle extends over 12.5 rooms with a living area of over 500 m² (the usable area is approximately 700 m²; the attics are only partially developed). The rooms are spacious, with a reception area of approximately 180 m², which opens harmoniously onto a large terrace.
The kitchen, which exudes a vintage charm, benefits from beautiful morning light. It has a separate entrance, a dining area and an office. The monumental fireplace in the living room, the stone stairs, the beams and some doors are a reminder that we are in a castle. The living areas, grouped together in a bright room, offer a cozy atmosphere, enhanced by the southwest orientation, high ceilings and panoramic windows.
The castle includes 8 bedrooms, 3 bathrooms and 4 separate toilets, distributed between the 1st floor and the converted attic. The large hallway on the 1st floor is a living area in itself. The cellar, which occupies one third of the building's footprint, completes the current facilities.
A renovation of the entire property is planned.
Technical details
The castle is classified as a cultural property of national importance (Note 1), while the outbuildings and garages are of regional importance (Note 2).
The property is located in a low-density zone, the southern and western parts of the property are in a green zone.
The natural slope of this hill ensures that future constructions on the land below to the southwest, under the tree cover, will not obstruct the view of the lake and mountains. Constructions to the southeast will, however, have a limited impact, depending on the sightlines and the slope of these plots.
Exceptional property, transformed into a family residence for almost a century!
The first traces of the castle date back to 1233, and its current volume probably dates from the middle of the 15th century. This building, originally a fortified farm, was long surrounded by the vineyard that surrounded it.
The wine press, which occupied the entire area of the castle, was converted into an apartment almost a century ago, in 1928. At that time, the new owner, an enthusiastic Argentinian, fascinated by the view, undertook the reconstruction of the castle to transform it into a comfortable residence, while preserving its character.
The facades were then stripped of their plaster to reveal the ashlar.
The construction of the dining room was meticulously carried out by the renowned master carpenter Albert Held from Montreux.
Since then, the castle has mainly become a large family home.
In 75 years, this property has seen five generations of a family.
