Important notes on legal regulations
Land Law (if land is purchased in addition to the house)
The purchase of this agricultural property requires a purchase permit from the cantonal land law authority. The buyer must manage the property themselves in the future. High requirements are placed on self-management. In order to demonstrate the credibility of self-management when acquiring for part-time agriculture, the authority requires a management concept. The responsible authority primarily bases its assessment of self-management on education, experience, and credibility.
Spatial Planning
Since the property is located outside the building zone, the possibility of use is governed by Art. 24 of the Federal Act on Spatial Planning (RPG). If you wish to make structural changes to the purchase object, please refer to the guidelines of the cantonal spatial planning authority:
Guidelines for building outside the building zone
Please note the following chapters:
The house is not yet connected to the public sewage system. However, the connection must be made due to water protection regulations. The public sewage line runs about 90 meters north of the residential house.
Monument Preservation / Building Inventory
The farmhouse and the attached barn are to be assessed according to Art. 24d para. 2 of the Spatial Planning Act (RPG). According to Art. 24d para. 2 RPG, cantonal law may allow complete changes of purpose for buildings and facilities recognized as worthy of protection, provided they have been placed under protection by the competent authority and their permanent preservation cannot be ensured otherwise. Structural changes and changes of use are subject to approval and also require the consent of the cantonal monument preservation authority.
Excerpt from the building inventory: <<The farmhouse Hofure is a remarkable and today rare representative of a multipurpose building that has retained its external appearance and probably a large part of its original building substance. The building has an excellent situational value, making it a landscape-shaping element.
