Unique building for individual use
The engineering and study office built in 1964 by Heinz Isler was constructed like a Mercedes star. This property is hidden in Lyssach directly on the Emme among many trees in the midst of nature in an extremely quiet location.
The building has three equally sized wings.
In the center of the building is the light-flooded central room with a pyramid-shaped glass dome with an automatically controllable ventilation opening at the top.
On the ground floor are the office spaces that can be designed according to individual wishes with simple walls.
Also on the same floor is a toilet. Each wing has an exit at the end of the corridor that leads directly into the green garden with countless trees.
Highlights on the ground floor:
With the same area as the ground floor, the basement is also built. The basement contains the heating room with a condensing boiler (20 kW) plus 2 combined heat and power plants (2×10 kW heating power, 2×5 kW electrical power). A 27m deep hole well for installing a heat pump has already been made.
The other rooms in the basement offer plenty of space and can be used as an exhibition room, laboratory, workshop, storage room, meeting room, or pantry. One half of the wing in the basement has an entrance with a window front that can be completely opened. This room already has a small built-in kitchen. Furthermore, we also have a small tool shed on this level.
Renovations in recent years:
There is no utilization coefficient in the municipality of Lyssach that must be adhered to. Only the boundary distances must be observed. 1/3 of the floor area may be used for residential purposes, even in the case of possible new buildings.
If this unique property has piqued your interest, I look forward to your contact.
