The inn "Zur Sonne", which is to be sold, was built in its core structure in 1748 as a "residential building with a small shop and tobacco license". Around the year 1800 it was extended to a Biedermeier house and from 1834 it was run as a restaurant with a hall license. Since 1892 it has been a family tradition, now in the fifth generation. Renovations were carried out in 1960 and 1998.
The current magnificent appearance is based on a "sad event". Since the attic fire in January 2016, over CHF 1.5 million has been invested without any own contributions. The building structure is absolutely intact; a new attic/roof structure, groundworks and stiffening work, as well as an unfinished extension with a lift shaft, leave room for a new chapter in its history.
A permitted project for a restaurant is available. The current standard of development, especially with the extension, allows for various uses. In addition to a restaurant with hotel rooms, business premises or apartments are conceivable.
The new heating concept is planned and approved on the basis of a heat pump, but not yet implemented. The building authority and monument preservation office must be consulted. The monument preservation requirements are manageable according to current knowledge.
The magnificent property, located directly on the village street, significantly shapes the appearance of Grosshöchstetten. The plot of 913 m2 is located in the "core zone 2 floors". The building arrangement is ideal; access and parking can be realised on the western part of the plot.
The target selling price for this historic gem with grounds, large building volume and great potential for ideas is set at CHF 980,000.
