Property Description
The property Restaurant/Hotel Ochsen is well known in the area. Located centrally in Grub AR, near the public transport stop. The ensemble of 2 houses is representative and very inviting. The property is very well developed and has enough parking spaces in front and behind the house. The sunlight exposure is also very good. A beautiful green area behind and in front of the house invites you to linger. The property is still operated today as a hotel and restaurant with a hall (total 80 seats), a spacious and modern kitchen, as well as in the annex with a hotel operation (12 apartments/holiday homes or rooms, total approx. 20 beds). What is particularly special is that there is a large land area behind the house, which is located in the core zone and offers significant building potential (see study "Building Potential Ochsen Grub").
Building / Expansion
Main Building
This building was built around 1753 and operated as a bakery and restaurant. The structure is typical for the area, built in a solid wooden frame construction. The room heights in this part are rather low. The 2nd floor has not yet been developed. The hall is built in a frame construction. In 1975, the operation was supplemented by a modern kitchen extension and completely renovated. The restaurant today presents itself with a typical, cozy Appenzeller economy, as well as a large hall with a high ceiling, which can be divided.
Annex/Dependance
This building is directly connected to the main building. It was built around 1945 in a frame construction. The entire part is developed with apartments/holiday homes, double rooms, or single rooms.
Study Reserve Building Land
The land area behind the existing buildings has greater development potential. Due to the core zone, no utilization coefficient applies, and the building distances are a minimum of 6 meters. However, the existing buildings are located in the local landscape protection of municipal significance. After consultation with the cantonal monument preservation, larger expansions are possible. Please refer to the study "Building Potential Ochsen Grub" attached.
