A historically shaped residential and commercial building located in the local preservation area and is listed as a historical monument. The three-story building is covered with an expanded gable roof with two gable dormers and an insulated wooden rafter structure with beaver tail tiles. It consists of a solid basement with slightly damp natural stone masonry characterized by saltpeter efflorescence and a vaulted cellar. The ground floor and the upper residential floors are constructed in an old wooden frame construction and a fanned wooden beam construction with internal wooden or plaster cladding. The three facades are fully plastered. The floor ceilings are covered with beam layers with plasterboard and stucco, and the wooden floors are laid with wooden parquet. The solid building substance appears largely absolutely healthy. The earth-encompassing base floor shows some, hardly relevant moisture damage images. The room layouts of the apartments are rather small, with room heights in the range of 235 cm. The rental situation has been rather unproblematic in recent years due to the central location.
On the ground floor, there is a small, cozy pizzeria with about 22 - 26 seats and a small kitchen integrated into the restaurant. The entire restaurant furnishings with kitchen and buffet system were installed and financed by the tenant. The building overall represents a well-maintained, partially slightly outdated, but absolutely well-kept general impression.
The historic residential building "Zur Palme" is documented and described in Volume I "The Art Monuments of the Canton of Appenzell Ausserrhoden", page 154. All renovations and restoration work in the outdoor area as well as on the protected interior fittings require the approval of the cantonal monument protection, which results in a significant increase in costs without economic utilization potential.
