The Rosengarten project consists of a listed villa built in 1868, an adjacent stable, and a large meadow. The villa will be gently renovated and the stable will be converted into 4 row houses that can be rented. Two multi-family houses with condominiums and one multi-family house with rental apartments will be built on the large meadow.
The park-like grounds are bordered mainly in the northwest and west by stately trees, and in the middle stands a lush walnut tree.
The significantly old tree population of the park will remain and will be complemented by new trees and shrubs. A fountain as a visual highlight gives the complex a romantic atmosphere. This creates an attractive meeting area, as a balance to the sometimes stressful everyday life. The fountain will also be used for sustainable heat generation using a groundwater heat pump.
In the two multi-family houses A and B, a total of 28 condominiums, ranging from 2.5 to 5.5 rooms, will be created. Most apartments are illuminated from two directions and equipped with an east or west balcony. In some of the apartments, the concept of "living through" has been applied. Most of the floor apartments have two balconies or seating areas. One balcony faces the park and an additional one is oriented to the south.
Parking is provided in a shared underground garage.
