On the eastern edge of the village of Ardez with a free view of the mountain landscape, lies the multi-family house with the modern 4½ room attic apartment. The apartment with high ceilings and large windows offers a light and airy living feel. It has a large living, kitchen, and dining area, three bedrooms, one of which has an en-suite bathroom, as well as another bathroom with a separate toilet. In addition, there is a covered balcony with breathtaking views. The apartment includes a cellar and two parking spaces in the garage. A lift leads directly from the garage to the apartment. A communal ski and bike room is also available.
Upon entering the apartment, you pass by the wardrobe with built-in cabinets into the open living, kitchen, and dining area. A bright living room with a high ceiling and large windows welcomes you. The wood-paneled ceiling and oiled oak floor give the room a modern coziness.
From here, a glass door leads to the 11 m2 large balcony. The covered balcony is located on the west side and guarantees many hours of sunshine and a great view of the mountains and the Ardez landmark, the Steinsberg Castle.
Back in the living area, there is a bright open kitchen with a kitchen combination with oven, refrigerator, sink, shelves, and kitchen cabinets. Opposite is a large kitchen block with work surface, stove, and dishwasher, as well as a floating extractor hood. The dining area with a large table is located between the kitchen and living room.
Two of the three bedrooms are located on the north and northwest side of the apartment. The rooms are also laid out with oak flooring and have high ceilings. Between the two rooms is the large bathroom with a bathtub, walk-in shower, and sink, as well as a separate toilet with WC and sink. The third room is located on the south side and is equipped with an en-suite bathroom with shower, WC, and sink. All bedrooms are also furnished with multi-door built-in wardrobes.
The apartment includes a cellar and two parking spaces in the garage. A ski and bike room is available for communal use. The apartment is accessible from the garage or the house entrance via the staircase or by lift.
The apartment is a legally protected second home.
Ardez still has a historically grown village center, which is bordered to the east by the impressive ruins of Steinsberg. The entire village is under European monument protection. It not only has a large number of well-preserved typical buildings. Its residents still maintain a vital Engadine culture. Unlike the central town of Scuol itself, Ardez remains tranquil. The village has a Volg store, various restaurants and hotels, as well as a Reformed church in the village and a Catholic church a little south of the village.
Together with the other fractions of Guarda, Tarasp, Sent, and Ftan, Ardez was merged with Scuol on January 1, 2015, to form the largest municipality in Switzerland by area.
The Lower Engadine is a unique landscape with a vibrant cultural tradition, diverse hiking opportunities, an intact wildlife population, which has recently seen bears and wolves venturing into the area, one of the most exciting bike regions in our country, and in recent years, not least a cultural center with the Muzeum in Susch and the Tarasp Castle, the landmark of the Lower Engadine.
Scuol has more than 20 mineral springs, which provide the basis for the drinking and bathing tourism that brought the region to great prosperity at the beginning of the penultimate century.
The Bogn Engiadina, the ice rink, a wide range of sports in summer, including an alpine 9-hole golf course in Vulpera, and not least the varied snow sports area of Motta Naluns, but of course also the Swiss National Park, have made the Lower Engadine a successful holiday destination that works touristically with the Münstertal and Samnaun.
