The cozy 3.5 room apartment is integrated into a small multi-family house with only two other parties. The property was built in 2012 and still presents itself in very good condition nearly 12 years later. With a direct entrance to the house, the apartment offers enormous privacy and even a bit of single-family home character. The apartment is legally classified as a second home, is not subject to any restrictions of the second home initiative, and can therefore be used unrestrictedly for vacation purposes.
Particularly appreciated is the view from the cozy, very well-sunned balcony, the high ceilings, and the quiet location. In addition to the spacious balcony, there is a seating area of about 7m2, right next to the house, available for exclusive use.
The modern kitchen is open and integrated into the living area. It presents itself elegantly in white with a stone work surface. The apartment has a bathroom with shower, toilet, sink, washing tower, and daylight. The kitchen and the bathroom are in very good condition and show no need for investment.
A comfortable, cozy oak parquet floor runs through the property. In the bathroom, easy-care, modern gray floor tiles have been laid.
The heat generation is provided by an ecological heat pump with a ground probe, which distributes the heat via underfloor heating. Additionally, the Swedish stove supports heat generation, especially on cold days, and offers a cozy living atmosphere.
The apartment is sold furnished and with an outdoor parking space as well as an underground parking space in the house across the street.

In the village part of Bofel, embedded in a traffic-calmed residential area characterized by authentic chalets, the vacation apartment is in the best location. The slight hillside allows for perfect all-day sunshine and an unrestricted view of the surrounding mountains. A school and a village shop can be found in the village of St. Peter. Larger shopping opportunities are available in Chur, 25 minutes away.
