Location and Project Overview
The new multi-family house is located on a spacious plot of 1,742 square meters in the picturesque center of Lantsch/Lenz – a sunny and idyllic mountain village. The perfect location offers direct access to the Lenzerheide holiday region and excellent transport links throughout the canton.
The multi-family house comprises three residential units, each with a 4.5-room apartment on the ground floor and upper floor for sale.
The project is expected to be ready for occupancy in June 2026.
Building Structure and Access
The entire complex is accessed via a spacious underground garage, which offers sufficient parking for all residents and visitors.
Parking Spaces and Underground Parking Spaces
Underground parking spaces: Each apartment has the option of purchasing up to two underground parking spaces, each at a price of CHF 45,000. The underground garage with an electric garage door offers sufficient space for all vehicles and ensures safe and convenient storage.
Outdoor parking spaces: In addition to the underground parking spaces, up to two additional outdoor parking spaces are available for each apartment. These are available at a price of CHF 15,000 each and offer flexible parking directly in front of the building.
Building Description and Equipment
The building will be constructed using solid construction methods with high-quality materials and state-of-the-art technology to guarantee the highest living quality and comfort. The most important construction and equipment elements include:
Foundation and Basement
The foundation slab will be made of concrete, and the basement walls will be constructed using solid concrete construction. These will be fitted with high-quality polymer bitumen sealing and drainage plates to ensure excellent moisture resistance. The exterior walls above ground level consist of 18 to 25 cm thick solid concrete construction and external thermal insulation of approximately 20 cm.
Windows and Doors
The windows are made of plastic-metal and are equipped with triple insulating glazing (U-value 1.0 W/m²K), which offers excellent thermal insulation and high sound insulation. The window doors and lift-and-slide doors will also be installed in plastic-metal with thermal insulation glass. All exterior doors and gates are made of corrosion-resistant metal.
Heating and Ventilation Systems
Efficient heat supply is provided by an air-water heat pump, which is operated in combination with underfloor heating and weather-dependent flow temperature control. In the bathrooms and kitchen, a modern ventilation system ensures a pleasant indoor air quality.
Sanitary and Kitchen Equipment
The bathrooms offer high-quality fittings with a vanity unit, bathtub, rain shower, and chrome-plated fittings. In the kitchens, you will find the necessary appliances in a modern design, such as an induction hob, oven, refrigerator, and dishwasher. The materials of the kitchen fronts and countertops can be adapted to the buyer's wishes.
Floor Coverings and Walls
In the living areas, high-quality white plaster is applied and painted with a smooth dispersion. Porcelain stoneware tiles are laid in the wet rooms. For optimal sound and thermal insulation, the living areas receive a floating subfloor.
Electrical Equipment and Multimedia Installation
All apartments have a modern electrical installation with sufficient sockets and lighting connections in each room. A multimedia installation allows flexible connection for various applications, while an intercom system connects all units.
Surroundings and Outdoor Area
The surroundings of the new building project will be provided with an attractive, landscaped outdoor area, which includes lawns and shrubs and creates a harmonious connection to the natural environment. The private outdoor areas of the ground floor apartments are equipped with green spaces that can be individually designed on request. The balconies and terraces will be paved with frost-proof slabs, and all apartments have a frost-proof outdoor tap.
