The semi-detached building is divided into a commercial part and a residential part. The rooms on the ground floor as well as a directly accessible room on the first floor were used as a sales area. The residential part with 6 rooms on the upper floors was occupied by the owner.
Currently, the house is still furnished. Upon definitive sale, it will be cleared. A takeover would therefore be possible in a short time.
Property information
The main access for the sales area is from Bankstrasse and the access for the residential rooms is from the entrance on the north side. The existing rooms of the commercial part can be converted into residential or office space without much effort.
The house with "city feeling" is very well located and away from main traffic routes, making it ideal for residential use or a combined use.

Construction description / Structure
Year of construction The house was built after the fire in Glarus, starting in 1865. Various simpler and more comprehensive renovation and refurbishment stages have been carried out since then.
Last investments / renovations The building was extensively renovated, remodeled, and the attic was expanded about 20 years ago. The main part of the materials, installations, the kitchen, and the wet rooms come from this time. The maintenance condition is good, and therefore the rooms are immediately usable and habitable.
Construction / Building envelope The basic structure consists of rubble stone masonry, wooden beam ceilings, and a gable roof with Eternit covering. During the expansion, the heated rooms were insulated inside. The facade, windows, gutters, and downpipes, as well as the roof covering, were also renewed or renovated during the overall renovation. These building components are in good condition.
Building technology The house is heated with a gas central heating system from 2020, which is space-savingly located in the attic. The heat distribution is via radiators. The remaining building technology is also in good and functional condition.
