This luxurious 2-family house is located in Niedergrächen, slightly above the road towards Grächen. You can drive up to the house by car; a parking space in the basement as well as 2 outdoor spaces belong to the apartment. A bus stop is about 100 m away. In 2023, the access road and the forecourt will be redesigned.
The holiday home has 2 apartments, of which the ground floor belongs to another owner and is not rented out. The maisonette apartment is located on the upper and attic floors.
You can reach the entrance from the double garage via the internal staircase or the external staircase. In this lower 2.75 m high maisonette floor, you can circle around the sanitary area with shower (rain shower), washbasin, toilet, and the modern kitchen. The living room with fireplace and sofa bed (LigneRoset) with slatted frame for 2 people, the kitchen with a small bar table, and the dining area in the open studio complete the space offer.
From the entrance, a staircase leads to the upper floor. There is a dressing room with children's play area, a gallery that can be used as both a workspace and a sleeping area, a bedroom with a double bed, and a children's room where up to 2 children can find space to sleep. The bathroom, which has plenty of daylight, is generously equipped with a shower, washing facilities, toilet, and washing machine/tumble dryer.
The 24 m2 terrace is directly adjacent to the kitchen and can be accessed via the large sliding door. From the dining area, you have a beautiful view of the courtyard, which visually makes the living area appear twice as large.
From the terrace as well as from the inside of the house, you have a wonderful view of the slightly lower Niedergrächen and the impressive Valais mountain world thanks to the large window areas.

The building is constructed and insulated according to the latest findings; the building envelope is designed so that very little external energy needs to be used; the heating and hot water are supplied by solar collectors. A photovoltaic system supplies the house with electricity.
