In winter, you benefit from direct access to the winter sports area, and in summer from numerous hiking trails and nature experiences. The view is open and unobstructed - overlooking meadows, forests, and the impressive mountain panorama. The center of Lenk with shopping options, restaurants, and the train station is easily accessible. The neighborhood is quiet and characterized by traditional chalets and plenty of green space.
Property
The property consists of five residential units and is accessible via a staircase - there is no communal stairwell. The basement houses the heating and technical room with oil heating (a possible replacement with a pellet heating system is under discussion), a boiler, and an open laundry room with a washing machine and dryer for shared use. Additionally, a separate air raid shelter is available, which is currently used as a storage room. Each apartment has its own cellar compartment with a slatted partition.

On the main floor, there is the entrance area with bright ceramic tiles, a cozy kitchen in chalet style with high-quality solid wood furniture and modern equipment, as well as the living area with parquet flooring and visible wooden beams. Large windows bring plenty of daylight into the room and provide a view of nature.
Two bedrooms are located on the main floor: one with parquet flooring and a large window, the other with wood paneling, two single beds, and a practical built-in wardrobe. The bathroom is brightly tiled and features a shower with round glass doors, a toilet, and a sink.
In the attic, there is another bedroom under the sloping roof - cozily finished with plenty of wood and visible beams. An open gallery complements the space and is ideal as a sitting, working, or reading corner. The balcony offers an impressive view of the village, the ski slope, the surrounding chalets, and the mountains - a wonderful place for relaxing hours outdoors.
Parking
The apartment includes a lockable single garage directly on the access road. This is included in the purchase price and offers, in addition to the parking space, additional storage space for bicycles or winter sports equipment.
Special features
The apartment can be used unrestrictedly as a second home - there is no rental obligation. The replacement of the oil heating with a pellet system and upcoming painting work on the facade are currently topics among the owners. Various practical built-in wardrobes are already present in the apartment.
