Project/New building
On the edge of the Wiese landscape park, in the immediate vicinity of the Hinter der Mühle playground and the Riehen Grenze tram station, at Lörracherstrasse 162, a modern new building with 14 condominiums is being built: 3 apartments with 2.5 rooms, 3 apartments with 3.5 rooms, 7 apartments with 4.5 rooms, 1 apartment with 5.5 rooms. The main access is on the street side. Elevator and stairwell are located in the core of the building.
The orientation of the apartments is East-West and South-East-West. 11 out of 14 apartments have large windows facing both the street and the courtyard, thus enjoying continuous light throughout the day. The 3 maisonette apartments on the ground floor and basement have a patio in the garden. The upper floor apartments have a large balcony on the courtyard side. The 2 maisonette penthouse apartments have large roof terraces with plenty of light and great views on 2 or 3 sides. 3 small apartments are exclusively oriented towards the street. These have a loggia balcony integrated into the facade. A walkway on the south side leads from the street directly into the garden, where there are 2 bicycle sheds. The garden is also directly accessible from the stairwell at basement level. The garden landscape is characterized by 3 large old plane trees, which will be preserved.
With an extensively green flat roof, a garden landscape, a photovoltaic system and the use of high-quality and pollutant-free materials, solutions for ecological compensation and energy efficiency are implemented according to the latest standards.

Buyer wishes
Buyer wishes can be taken into account, as far as the progress of construction and design allow. The standard of development within the house listed in this sales documentation can be individually changed. The resulting costs are continuously displayed by means of surplus and deficit cost protocols. Planning work by the architect and specialist planners will be charged on a cost basis. For the processing and coordination of buyer requests, the architect will prepare a separate offer for each request. In order to ensure the high architectural quality and uniform design of the project, it is not possible to consider individual suggestions for changes regarding the external appearance of the project. The external design and the surrounding design are the responsibility of the architect and the developer. For the implementation of the individual wishes of the buyers, buyer support is available during the planning and implementation phase.
