The apartment is modern, has recently been renovated, and is attractive due to its good connections and low cantonal and municipal taxes (82%, 54%) especially for commuters and professionals.
Location & Surroundings
Cham has been one of the most livable communities in Switzerland for many years (Top 3 in 2024). The apartment is surrounded by a green area with a nearby park. In autumn/winter, you can see the Zuger See and Rigi directly through the bare trees. The Zuger See is reachable in 5 minutes on foot. The beautiful Villettepark is only 15 minutes away.
Numerous shopping options are directly on the other side of the main road, including a Migros, Aldi, Lidl, a gym, etc.
Connections
It is a 3-minute walk to the Cham-Alpenblick train station. From there, Zug can be reached in just 6 minutes, Lucerne in 25 minutes, and Zurich in about 35 minutes. The motorway exit is nearby, making Zurich reachable in 30 minutes and Lucerne in 20 minutes. Parking is available for 50CHF/month directly in front of the house.
About the Apartment
The apartment was renovated about 2 years ago, is located on the 1st floor, and is accessible by elevator. The apartment has three 9.5sqm large rooms: currently a bedroom, an office, and a guest room. The other 15sqm large bedroom will be available from July 1st. The living room is also 15sqm large. The bathroom and kitchen are compact at 5-6 sqm but still practical. A dishwasher, stove, oven, microwave, and full kitchen equipment are available. One floor down, there are 3 washing machines and 3 dryers with a hybrid (fixed and free slots) washing plan. The 7sqm large balcony faces south.
The Rental Offer
The available room is 15sqm large and furnished. It is equipped with a large bed (200x2.0), a large wardrobe, a desk, and a side table. The monthly rent is CHF 1,400. The costs for water, heating, electricity, internet, and broadcasting fees amount to a flat rate of 2.0 CHF.
If desired, the smaller room with 9.5sqm is also available for 1,200 plus 2.0 CHF. I currently "live" in this room, but due to many business and private trips, I am often only home 1 to 2 nights a week.
