We are looking for a subtenant for our commercial premises directly at the train station in Affoltern am Albis. The location is fantastic and is ideally suited for practices or office facilities, etc. The train station is a 2-minute walk away, and shopping facilities such as Coop are also within a 5-minute walk. A train leaves for Zurich every 15 minutes and for Zug every 30 minutes.
The property is very easy to maintain with the light wooden parquet flooring and is very bright due to the large floor-to-ceiling windows. In two areas, we have installed partition walls as visual protection, as partly shown in the photos. We can leave these in place, remove them completely, or move them.
The other tenants in the building consist of doctors, physiotherapists, and office facilities for asset and energy management. The Molino restaurant is located on the ground floor, and as a tenant of the building, you receive generous discounts on visits or take-away orders at the restaurant.
The rental agreements can be taken over from us 1:1, however, the expansion of the premises is our property and must be taken over by the subtenant and purchased from us. We keep the costs very low, as the expansion is almost exactly 10 years old. The price for this is therefore also negotiable; we are aiming for an amount of CHF 25,000.- for everything.
