This is what we are looking for.
The retail space is suitable for concepts such as hair salons, hearing consultation centers, optical shops, and beauty services. A nail studio is already located in the immediate vicinity, which is why we are looking for a different use. Furthermore, we do not want to rent out any gastronomic use at this location.
The area benefits from excellent public transport connections and an extremely wide range of shopping options in the immediate vicinity, making the location the perfect address for your customers as well as for your employees.
Rental conditions.
The rental period begins with the handover of the space on April 1, 2025, or by agreement. The payment obligation exists from the opening of the business, no later than 2 months after the handover of the rental space.
The rental contract duration is 5 years with a genuine option to extend for another 5 years.
The rental price model provides for a percentage of sales share (e.g., 10%) on the rental-relevant sales in combination with a fixed defined minimum rent in CHF per year.
Calculation example: Expected sales CHF 500,000, 10% sales rent = CHF 50,000 sales rent and of that 80% as minimum rent = CHF 40,000. The minimum rent only applies if it exceeds the annual sales rent.
The required security deposit of 6 gross monthly minimum rents can be provided as an abstract bank guarantee or as a rental deposit.
