Rental conditions.
The rental period begins with the handover of the space immediately or by agreement. Payment obligation from the opening of the business, no later than 2 months after the handover of the rental space.
The rental contract duration is 5 years with a genuine option to extend for another 5 years.
The rent model provides for a percentage of sales (e.g., 10%) on the rent-relevant sales in combination with a fixed defined minimum rent in CHF per year.
Calculation example: Sales expectation CHF 500,000, 10% sales rent = CHF 50,000 sales rent and of that 80% as minimum rent = 40,000 CHF.
The required security deposit of 6 gross monthly minimum rents can be provided as a bank guarantee or rental deposit.
