Überstorf is a commuter municipality with low immigration in the canton of Fribourg. According to the 2012 BFS definition, Überstorf is part of the Bern agglomeration with 185,129 households (2013) and 406,752 inhabitants (2014). Überstorf has 2,376 inhabitants (2014) and 989 households (2013) (average household size: 2.4). In 2012, 24.9% of households belonged to the upper strata (Switzerland: 28.8%), 48.5% to the middle strata (Switzerland: 39.7%), and 26.5% to the lower strata (Switzerland: 31.5%). According to the BFS company census (STATENT), the municipality of Überstorf had 166 companies with 510 employees in 2012. Of the 343.9 full-time equivalent positions, 99.6 (29%) are in the primary sector, 99.1 (28.8%) in the industrial sector, and 145.2 (42.2%) in the service sector.
The centers most quickly reachable from Überstorf by motorized individual transport are Schwarzenburg (12 min.), Bern (17 min.), and Fribourg (18 min.). By public transport, Fribourg (33 min.), Bern (44 min.), and Schwarzenburg (45 min.) are reached fastest.
At the end of 2013, the municipality had 1,066 housing units, of which 382 were single-family houses and 684 apartments in multi-family houses. The single-family house rate is significantly above average at 35.8% compared to the national average (22.9%).
With an average construction activity of 7 apartments (2008-2013; this is 0.71% of the 2008 stock), the vacancy rate is significantly above average at 1.97% (21 apartments) compared to the national average (1.08%).
According to the FPRE housing prospective model, between 2012 and 2025, in the average scenario and with unchanged spatial planning policy, displacement effects are expected to occur permanently in the municipality of Überstorf due to the lack of building zone reserves. Nevertheless, an increase in the stock of 120 apartments by 2025 is expected.
According to the FPRE hedonic valuation models, the price level of residential property (average new buildings) is CHF 6,526/m² for single-family houses, CHF 5,539/m² for multi-family houses, and the net market rent for multi-family houses in average locations is CHF 194/m²/year. This is high in regional comparison.
Since the first quarter of 2000, prices for average single-family houses in the MS Sense region have increased by 49.8%, while the price change for average multi-family houses is 75.2%. According to FPRE's assessment, the Sense region market is currently rather overvalued.
