Limited-Term Rental: Apartment with Beautiful Garden
We are renting out a 4.5-room apartment in a centrally located, quiet residential area in Zollikerberg for a limited period of 3 years (with the possibility of extending for a maximum of 2 further years). The apartment is located on the ground floor and has a large, naturally designed garden facing south. It is situated in a multi-unit dwelling with a large, park-like playground behind the house.
Forchbahn and bus stops are only about 200 meters away, ensuring excellent transport links to the city of Zurich. Kindergartens, primary schools, shops, and the district center are within walking distance in a few minutes. The surrounding area offers diverse and beautiful recreational opportunities; the forest and the Wehrenbach stream are about 350 meters away. The municipality of Zollikon can be reached by bus or car in ten minutes. It offers, among other things, a lakeside bath, an indoor swimming pool, the secondary school, and the weekly market.

Living and dining room: Spacious, bright, with parquet flooring and direct access to the patio and garden. The windows face south towards the garden.
3 further rooms: Bright rooms with parquet flooring, freshly painted walls. The windows face the garden or the residential playground.
Kitchen: The kitchen is located in the middle of the apartment. It was modernized in 2014 with tiled flooring, marble countertops, and modern appliances. The U-shaped kitchen offers large work surfaces and plenty of storage space. Windows to the garden.
Bathroom: Wet room with bathtub, sink, and separate shower. Tiled floor, modernized in 2011. Without toilet. (A toilet could optionally be installed for an extra charge.) With ventilation, without a window.
Toilet: Small wet room with toilet and sink. Modernized in 2011. Tiled floor. With ventilation, without a window.
Entrance and hallway: Built-in wardrobes at the entrance, space for a coat rack. Parquet flooring. Spacious hallway connecting the rooms.
Cellar rooms: Cellar compartment (11.5 m²), private laundry room (6 m²) with washing machine and dryer.
Shared rooms in the house: Drying room, storage room
Shared infrastructure in the settlement: Bicycle cellar, 4 guest parking spaces, very large park-like playground, vegetable garden with beds for use by arrangement, ecological compost system.
Options: Underground parking space (CHF 120.-/month). Hobby room in the basement (10.5 m², CHF 120.-/month). Installation of a toilet in the larger bathroom (CHF 75.-/month, as renovation would be necessary). Vegetable patch (free of charge) in consultation with neighbors of the settlement.
General information: Room height: 2.42 meters. Roller blinds with manual crank. All windows and roller blinds are lockable. Gas heating with radiators. Conversion to a heat pump planned in the coming years.

The apartment is rented by a private owner.
Tenants should be non-smokers. Pets and/or musical instruments are possible.
Move-in date: August 1, 2025 (earlier possible by arrangement).
Limited-term rental due to possible owner occupancy: Until August 1, 2028, with the possibility of extending for a maximum of 2 further years.
Notice period in case of earlier tenant move-out: 3 months.
