// Building land in an unobstructed view location
Well-shaped plot at the highest viewpoint of Steg-Hohtenn, accessible via the village road on the sunny southern slope; easily buildable from above with a crane on the property, with a pre-existing municipal land (approx. 70 m²) usable for access, allowing for construction with a basement (within the terrain) up to the front property boundary of the parcel (see image of basement garage).
The building land is located in the residential zone W2, which with its 346 m² size allows for a maximum gross living area of 242 m² (with Minergie bonus - otherwise 208 m²) plus usable area (garage, storage rooms, etc.), which can be distributed over up to four levels due to the slope (up to 114 m² possible on one level: building length 12 m, building width 9.5 m).
Building zone W2: Residential buildings - generally open number of floors; max. 2 full floors; building height: side height: O.K. eaves max. 7.50 m; ridge height: O.K. ridge beam max. 10.00 m; building length: 12.0 m, exception see Art. 33 boundary distance; small boundary distance: 1/3 of the height of the building, measured from any point of the facade, but at least 3.0 m; utilization: AZ = 0.6 (for Minergie buildings usually 0.7); noise sensitivity: level II.
Steg-Hohtenn is easily accessible via the cantonal road - there is a train and motorway connection - and is only about 10 minutes by car from Visp. It is also just a few minutes by car to the car loading Lötschberg-Kandersteg, making it the most conveniently located place for commuting to the canton of Bern.
The plot has a generous distance to the neighbors and is unobstructed - see pictures.
