The villa, located in Lugano Castagnola, on the slopes of Monte Brè, at 475 m above sea level and 225 m above lake level, was built in 1965 and renovated between the 80s and 90s.
The land on which the villa and annexes stand has an area of about 2400 sqm, of which the villa covers an area of 555 sqm and the annexes another 245 sqm for a total of 800 sqm of occupancy index.
The villa develops an area of 1500 sqm for a total volume of 7650 mc. The rustic annexes + garage develop an area of 500 sqm for a total volume of 1955 mc. The terraces and annexes develop an additional volume of 1270 mc, therefore the total volume is 10875 mc.
The villa is developed on two upper master floors and one lower floor, called the winter garden, with two intermediate floors of master services (fitness) and technical staff services.
The main entrance is located on the ground floor master, from a private road that runs alongside the house on the north side. At the valley end of the property, there is another entrance to the property, via a staircase in the park, which leads to the winter garden floor, the elevator, the other garden accesses, and the services.
The master area articulated on two floors consists of two living rooms, a dining room, and five large bedrooms with respective bathrooms and dressing rooms, kitchen, office, services, service apartment, guests, and attic.
The fitness floor includes two saunas, two Turkish baths, two kneipp showers, two services, the gym, the bar, the pantry, and the changing room. On the upper service floor, in addition to the villa's systems, the staff area, the ironing room, and the laundry, there is an additional apartment.
The winter garden is a unique structure in its kind in Ticino, of great architectural beauty. Its original function was to raise the construction of the villa by 8 meters, making it the highest and most dominant on the hill of Castagnola and completely isolating it, like a castle, from the other neighboring properties. Currently, this environment has been completely renovated, with high-quality internal finishes and is a private venue for artistic events, art exhibitions, concerts.
For all finishing elements, first-choice materials have been used, from marbles to stones, from ancient woods to boiseries, from fireplaces to antique glasses.
An internal staircase and an elevator connect all floors but each floor can be isolated at any time and made independent with existing separate access and stairs.
Apart from the existing, there is already an approved project for an indoor pool, pool house, a large hobby space, and a new lounge at the master level in place of the patio of about 100 sqm, with accessories, a second elevator, and new hanging gardens. The villa currently has 5 external parking spaces + garage.
