The Rustico was built in 1896 and restored in the 1980s. The attic serves as a bedroom and has its own toilet. On the ground floor there is another small bedroom, a bathroom with shower, a workshop and the wood-fired heating.

The property is fenced and is therefore ideal for dogs and other pets.

Location & Accessibility
The Rustico in a secluded location is easily accessible by normal car. The approach is largely via a well-asphalted mountain road. The last 800 meters are covered via an unpaved forest road, which is also easily passable. In case of snow (rare), the road is not cleared.

Property & Nature
The property includes 7,500 m² of forest and a 2,500 m² large lean meadow with rich plant and insect diversity. A small, secluded gorge invites you to cool off in the mountain stream in summer.

Equipment

The house is self-sufficient. It has a 230V island system for electricity, which was completely renewed in 2022.

Water supply is via a spring located directly under a wooded area.

Hot water, stove and oven are operated with 10kg LPG bottles (central connection in the shed).

Heating: In winter, a wood-fired central heating system provides cosy warmth. In spring and autumn, a tiled stove can be practically operated. For punctual, quick heating (e.g. at the breakfast table), a mobile gas stove is also available.

Homeoffice: Sufficient electricity for laptop and monitor, very good mobile phone reception (Swisscom & Sunrise) are available.

Layout
The Rustico extends over three floors:

Basement with main entrance:
Small room with two beds (can also be used as a home office), bathroom with shower and toilet, small workshop.

Middle floor with access via terrace:
Fully equipped kitchen with gas stove and oven. Dining area for at least 4 people, cosy living area with fireplace. An additional sleeping place. From the kitchen access to the outdoor terrace with wonderful view and outdoor shower.

Attic:
Spacious sleeping area with currently three beds, small bathroom with toilet and washbasin.

Shed:
At the back of the house there is a shed with tools.
