Residential House
The historic farmhouse, whose origins date back to before 1920, offers a characterful layout on the ground floor with charming country house flair. The entrance area leads to the right directly into the entrance of the former spinning mill – a light-flooded room with a separate toilet and bathroom. To the left, you enter the slightly elevated kitchen, which offers plenty of storage space.
The open-plan living and dining area with stove provides a cozy atmosphere and is efficiently heated on cold winter days by the central heating with solid fuel as well as additional electric heaters. The ceiling height is 185 cm – typical for houses of this construction period. The total living area of the residential part is 140 m² and the windows are double-glazed throughout the house.
On the upper floor, there are two cozy rooms under charming sloping roofs. The master bedroom is generously sized and has a directly adjacent room that is ideal as a dressing room. Additionally, there is another small room of about 4 m² available, which can be used flexibly – for example, as an office, storage room, or hobby room. A separate toilet complements the space on this floor.
The building is partially basement. Access is from the outside, providing ideal conditions for storage. The basement houses the washing machine as well as sufficient space for wine, preserves, or gardening equipment.
Barn and Shed
Directly adjacent to the residential house is the barn. On the ground floor, there are two simple window boxes for horses or ponies. Above is the spacious hay and straw storage with direct drop into the boxes below. The functionally designed manure stock is designed so that the manure water drains properly into the sewer.
In the separate outbuilding, there is a semi-open shed on the ground floor with space for two vehicles as well as a small room for gardening tools. An office and a small workshop have been set up on the upper floor.
Garden House and Former Riding Arena
The garden house with covered outdoor seating creates a cozy area for beautiful hours outdoors – whether grilling, relaxing, or sitting together with friends. An adjacent area, previously used as a pony stable, now serves as a rabbit hutch and practical storage space. Under the generous roof overhang, firewood can also be stored dry.
On the flat meadow area next to the buildings, there used to be a riding arena. This area still offers versatile usage options – whether for horse keeping or for garden projects.
