This lovingly maintained house impresses with its quiet location and charming character.
On the ground floor, you will find a friendly entrance area with a guest toilet. The living and dining area is bright and equipped with parquet flooring. In 2002, the room layout was adjusted: a separate room was sacrificed in favor of a more spacious living and dining area. (see floor plan)
A sliding door allows this area to be separated from the hallway if needed, enabling flexible use. A practical wardrobe is discreetly located behind a mirror cabinet. During the renovation, stylish cabinets and storage spaces were also integrated, making the room both functional and appealing.
The kitchen was also renewed in 2002 and laid with high-quality porcelain stoneware tiles that emphasize the modern look. The spacious winter garden, built in 1995, represents a beautiful extension of the living space - especially during transitional periods. With an area of 16.80 m², this space is not part of the net living area, but still offers additional space that significantly increases living comfort and provides cozy hours outdoors. The electrically operated shutters provide pleasant shade. The glass doors on the west side can be fully opened, while the doors on the north side can be pushed together like an accordion. This creates a seamless transition to the garden on both sides, which, with many blooming shrubs, creates a cozy atmosphere.
On the upper floor, there are three rooms and a charming bathroom that was enlarged in 2002. Two rooms are south-facing and offer a great view over farms and fields and up to the Alps, while the smallest room boasts a beautiful view of the garden and the forest in the northwest. The cool breeze blowing from the forest is a welcome refreshment on hot summer days. All three rooms are equipped with parquet flooring.
In 1990, the attached garage was raised, creating additional storage space and extending the roof.
A large ancillary room was created under the winter garden during construction, which can be well developed as a hobby or fitness room. This area is also not part of the net living area but can be developed as additional living space. The two built-in windows are located above the ground level and provide daylight. A staircase leads directly into the garden.
The western property boundary is 8.85 meters from the winter garden. According to building regulations, an extension of the house on the area of the current winter garden is generally possible. The large building distance is 8 meters, the smaller one is 4 meters. The height of the building has not yet been fully utilized: Currently, the facade height on the eaves side is 5.5 meters and at the gable is 7.8 meters. The maximum facade height is 7.5 meters (eaves side) and 11 meters at the gable. For concrete planning, a preliminary inquiry with the building authority of Orpund is recommended.
The garden is ideally sized, with old trees and many blooming shrubs that provide pleasant shade and create a cozy atmosphere.
The oil heating has reached the end of its lifespan and should be replaced soon.
The garage offers enough space not only for the car but also for bicycles and a lawnmower. You can park directly in front of the house. According to building regulations, it is permitted to build an additional parking space up to the property boundary or even further into the garden, making it easy to exit the garage. The house is located in a quiet cul-de-sac on a slight slope, making access very easy.
The primary school is only 1.4 km away, and the secondary school is located a few kilometers away in Orpund. Shopping facilities can also be found in Orpund. There is a Coop, a bakery, and other shops. The drive there takes about 5 to 10 minutes, depending on traffic.
Meinisberg is located on the southern slope of the 565-meter-high Büttenberg and is nestled between it and the Old Aare, also known as Häftli. The well-known nature reserve is perfect for a small bike tour or to observe birds and other wildlife. The village is quiet and rural but well connected to the surrounding areas, making it easy to travel by car or public transport. In 5 minutes, you can reach the A5 motorway towards Solothurn/Zürich or Biel/Delémont.
