Noiraigue and its region

Construction Description:
Construction site setup and crane rental
The provision includes a container and a construction toilet for all trades as well as a construction crane for the duration of the major works.
Excavation
Protective barriers are installed for the duration of the construction site. The work includes stripping and storing topsoil, mass excavation, leveling the ground, and adding gravel for the foundation of the house and garage. At the end of the work, the topsoil is replaced.
Material removal
Excess materials are removed to the landfill, including landfill fees.
Introduction for all services, various connections
Connections are made according to the directives of the various services.
Tarmacking
According to the plan for outdoor arrangements, compacted asphalt ACT 11N is applied at a thickness of 7 cm.
Access path, outdoor stairs, and terraces with slabs
On the terrace and along the entire length of the access path, slabs measuring 50x50 cm are laid on a gravel bed (CHF 40.00 incl. VAT/m²). The outdoor stair steps consist of prefabricated Frosta steps in light gray concrete (100/40/15 cm, CHF 101.00 incl. VAT/piece), laid on a lean concrete bed.
Scaffolding
Scaffolding is installed in accordance with current standards.
Indoor plumbing and wastewater
Orange PVC pipes (diameter: 125 mm) are installed with watertight joints. The drainage from the slab is taken and connected to the municipal pipes.
Drainage, outdoor pipes, and infiltration wells
At the foot of the slab of the house and garage, drainage consisting of perforated PVC pipes, Bidim mats, and pebbles is installed. Buried insulation is ensured and, according to SAT directives, a lost well, a drainage trench, and an overflow are created.
Reinforced concrete
Lean concrete is placed for frost protection. The section of the reinforcements for the slab, garage walls, and slabs is calculated by the civil engineer.
Garage
The construction of the garage includes the foundation, walls, and slab in reinforced concrete. Waterproof strips are placed between the slab and the walls, with a drainage sleeve type Delta MS and Barapren against the concrete. The garage is backfilled and compacted, equipped with a sectional door ISO-45 in double-walled steel with reinforced springs, Wood grain design with wide ribs and RAL to be defined. The Marantec Parking system, with two remote controls, allows for automatic opening. The bottom of the garage is a sloped screed.
Concrete walls, outside of the terrace
A reinforced concrete retaining wall is built outside the terrace.
Masonry
The peripheral walls are made of 15 cm terracotta bricks, and the interior walls are made of 12.5 cm bricks. Doors and windows are covered with Stahlton type beams, and the sills of the entrance door and French door are concreted on site.
Alba panel walls
The interior walls are mounted with Alba panels.
Concrete stairs and living room steps
The steps and risers in concrete are ready to receive the tiling, and the concrete railing is ready to receive the dispersion.
Peripheral insulation and Marmoran finish
Aluminum window sills are placed on an insulated support, and a peripheral insulation of 20 cm thick is applied. Store niches of the Matab type are planned for the bedrooms, as well as mesh, glue, and primer for insulation. A Marmoran ribbed plaster of 2 mm is applied, color to be defined.
Interior plaster
The foundations and windows are protected, rebar is placed for the protruding corners of walls and windows, ceilings are smoothed, and terracotta brick walls are plastered.
Interior Marmoran
Protections are placed on the foundations and windows, a primer is applied to the walls, and a Marmoran ribbed grain of 1 mm is applied, color to be defined. Acrylic joints are added.
Insulation of foundations and screeds
On the ground floor, a 10 cm insulation with a 4 cm Alucraft acoustic layer is placed. On the first floor, a 3 cm Alucraft insulation is placed with a CP500 screed with fibers of 7 cm thick, hand-troweled.
Framework, insulation, under-roofing, sheet metal work, and roofing
The framework is made of fir BLC or Duo dried in an oven, with nailed boards on the rafters, a vapor barrier, 20 cm RC polystyrene insulation, and a Deltafool type under-roofing. The assembly includes under-lathing, drip edges, windbreaks, solid panels in fir for the eaves, conical battens, and ridge corners.
Windows and entrance door
The windows are white PVC triple glazing (U = 0.6). A Chromatech gray RAL 7035 entrance door (U = 0.98) is installed (CHF 2,900.00 incl. VAT).
Interior doors
The interior doors are available in a color of choice (Westag palette, 76 colors).
Blinds and awning
Blinds, including an awning for the terrace, are provided and installed.
Heating
Heating is provided by a heat pump with hot water production from photovoltaic panels.
Tiling

Outdoor arrangements and lawn
The lawn is planted on the remaining land, with a first mowing included.
