Commercial Zone GE § 15
Use:
Purpose of the Zone
Designated for service buildings, commercial and small industrial buildings. Apartments are only permitted for on-site personnel and business owners.
Storage:
Not permitted storage
Pure storage buildings (e.g., high-bay warehouse) without a production facility
Windowless buildings
Distribution centers
Pure transshipment points and storage areas
Permitted businesses
Types of businesses:
Moderately disruptive businesses are permitted.
Distances
Building distances:
Buildings of the same business must maintain a distance of at least 7.00 m, subject to differing fire safety regulations.
Design of buildings
Planning coordination:
Construction projects must be discussed with the building authority at the design stage regarding location, building volume, and facade design. The municipality offers free advisory support for project developers.
Materials, colors:
Material and color selection
Material and color design should be agreed upon in mutual agreement in good time so that clear information is available in the final building application.
Planting
Green spaces:
At least 10% of the ground floor area must be planted and maintained as a green area. Grid stone areas do not count as planting area. A planting plan must be submitted.
Planting towards the open landscape:
Buildings must be shielded from the open landscape with native trees and large shrubs. The design should be loosened up by groups of high-stemmed trees. Advisory participation of the municipal authorities is offered.
Flat roofs:
Roof greening: Flat roofs over 500 m² must be greened with extensive planting.
