Commercial Zone GE § 15
Usage:
Purpose of the zone
Intended for service buildings, commercial and small industrial buildings.
Apartments are only permitted for location-bound personnel and business owners.
Storage:
Prohibited storage
Pure storage buildings (e.g. high-bay storage) without production facilities
Windowless buildings
Distribution centers
Pure transshipment points and deposits
Permitted businesses
Types of businesses:
Moderately disturbing businesses are permitted.
Distances
Building distances:
Buildings of the same business must maintain a distance of at least 7.00 m, subject to different fire safety regulations.
Design of the buildings
Planning coordination:
Construction projects must be discussed with the building authority regarding situation, building volume, and facade design in the design stage.
The municipality offers free advisory support for project authors.
Materials, colors:
Material and color choice
Material and color design must be discussed in good time by mutual agreement, so that clear specifications are available in the definitive building application.
Plantings
Green areas:
At least 10% of the ground area on the ground floor must be planted and maintained as green space.
Grid stone areas do not count as planting area.
A planting plan must be submitted.
Planting for open landscape:
Buildings must be shielded towards the open landscape with native trees and large shrubs. The design should be loosened up by tall tree groups.
Advisory participation of municipal bodies is offered.
Flat roofs:
Roof greening: The flat roofs over 500 m² must be greened with extensive planting.
