The equestrian parcel (Parcel No. 1052) has an area of 3421 m2. The entire infrastructure was created in 2000 based on a development plan. 5 window boxes with an area of 12.5 m2 each and a direct view of the beautiful garden are located in the stable complex attached to the riding hall. An additional indoor box is currently used as storage. Furthermore, there is a large saddle and feed room as well as a grooming area with a solarium. In the basement of the stable, which corresponds to the level of the riding hall entrance, there is a large hay and straw storage, a toilet with an extra-large washing machine, a technical room, and a ventilated manure collection room. The horse manure can be deposited from the upper stable section directly onto a manure cart through a hidden drop and can be removed with it. Currently, an advanced approval process is underway for a minor amendment to the currently valid development plan. This will allow the future owner to realize an additional stable section with up to 10 horse boxes on a newly designated building plot if needed. The bright riding hall measures 22 m x 45 m, is equipped with a parkway tread layer on special hard rubber mats, and is equipped with floodlights and an irrigation system. The water for this is obtained from a water tank with a capacity of 48,000 liters, which is fed by roof water. On the upper floor of the riding hall, there is a cozy rider's lounge and 2 storage rooms. Via a ramp, you have direct access from the stable on the upper floor to the hall entrance, the washing area, and the lungeing area. The Röwer & Rüb lungeing area has a diameter of about 15 m and is designed for the use of 4 horses. Various covered areas and outdoor spaces provide room for parking and storing materials. An electricity connection for trucks is installed at a suitable location. The photovoltaic system on the roof of the riding hall is designed for 84,000 kWh and provides guaranteed and interesting income until 2028 through a contract with the EWZ. On the agricultural parcel (No. 1233) there is the newly created and irrigable sand arena (dimensions 70 m x 38 m/32 m) as well as about 11,000 m2 of fenced meadow, which is currently divided into a large jumping area (about 85 m x 110 m) and 2 large paddocks. The permit for the sand arena was issued with special conditions. Here, it is possible to train professionally at an international level, embedded in the most beautiful landscape. Additional adjacent pasture land can be leased from the neighbor if desired. The extensive and varied riding terrain is right at your stable door. The stately Bernese country house represents elegance and beauty as well as a proud character. The well-maintained building dates back to 1922, and the entire parcel No. 901 with an area of 3552 m2 is located in the W2 zone. The original house was expanded in the 1960s with an additional extension (additional living space of 45 m2) and was equipped with large panoramic windows in 2013. Also in this year, the attic was expanded. The entire room layout currently extends over 7.5 rooms and a total of about 340 m2 of net living space. The huge, park-like garden has an impressive tree population and a large garden hall (about 75 m2) with a fireplace, where you can sit comfortably with your guests and grill.
